Job Overview: The Property Manager will be responsible for the comprehensive management of our latest property development project. This role includes overseeing the property through its development lifecycle, managing the tendering process for construction and other services, ensuring regulatory compliance, and maximizing the property's performance and profitability.
Key Responsibilities:
- Project Coordination:
- Oversee and coordinate all aspects of the property development project from planning through to completion.
- Liaise with architects, engineers, and contractors to ensure project milestones and timelines are met.
- Manage the transition from construction to operational phase, including final inspections and obtaining necessary approvals.
- Tendering and Procurement:
- Develop and issue tender documents for construction, maintenance, and other services required for the project.
- Manage the tendering process, including pre-qualification of contractors, receiving and evaluating bids, and selecting vendors.
- Negotiate contracts and oversee procurement activities to ensure quality and cost-effectiveness.
- Property Management:
- Implement property management strategies and ensure efficient operation and maintenance of the property.
- Oversee the establishment of property management systems and procedures.
- Handle tenant relations, including leasing, renewals, and addressing tenant issues.
- Financial Management:
- Prepare and manage budgets, including operating costs and capital expenditures.
- Monitor financial performance, including rent collection, expense management, and profitability.
- Generate financial reports and provide strategic recommendations for improving financial performance.
- Regulatory Compliance:
- Ensure adherence to all relevant local, state, and building codes.
- Obtain and manage necessary permits, licenses, and inspections.
- Stay informed about industry trends and regulatory changes to ensure ongoing compliance.
- Marketing and Leasing:
- Develop and execute marketing strategies to attract and retain tenants.
- Conduct property showings, handle lease negotiations, and manage lease agreements.
- Analyze market conditions and adjust leasing strategies to maximize occupancy and revenue.
- Team Management:
- Supervise and mentor property management staff and external contractors.
- Coordinate with on-site personnel, including maintenance staff and security teams.
- Reporting and Communication:
- Provide regular updates to senior management and stakeholders on project status, performance, and key issues.
- Address and resolve tenant complaints and concerns efficiently and professionally.
Qualifications:
- Bachelor’s degree in Property Management, Real Estate, Business Administration, or a related field (preferred).
- Proven experience as a Property Manager or in a similar role within property development, including experience with the tendering process.
- Strong knowledge of property management principles, financial management, regulatory compliance, and procurement processes.
- Excellent organizational, negotiation, and project management skills.
- Exceptional communication and interpersonal abilities.
- Proficiency in property management software.
