Key Responsibilities
Leadership & Team Management
- Spearhead a talented team of Property Executives, Senior Admin Assistants, and Technicians across various buildings, providing guidance and mentorship.
- Oversee and ensure that maintenance works are executed efficiently by service providers, holding them accountable to their contractual obligations.
Financial Oversight
- Take charge of planning, monitoring, and optimizing operational and capital expenditures for assigned buildings.
- Ensure financial transparency and accountability by preparing accurate financial reports and budgets.
Building & Facility Operations
- Conduct thorough inspections of essential systems, including mechanical, electrical, fire safety, and plumbing, ensuring full operational readiness.
- Proactively manage preventive maintenance schedules and lead inspections to address and rectify any irregularities.
- Partner with key stakeholders to guide Maintenance Works, Building Improvement initiatives, and structural inspections.
- Support the Centre Manager in adhering to ISO 9001, ISO 14001, and ISO 45001 standards, ensuring compliance and continuous improvement.
- Drive energy-saving initiatives, helping buildings achieve sustainability goals and exceed water-saving targets.
- Serve as a critical member of the Company’s Emergency Response Team (i.e., SMC, SIC, FSM).
Administration & Compliance
- Assist in the development and execution of the Building Action Plan, ensuring operational budgets are aligned with business goals.
- Maintain and update building operation manuals, keeping comprehensive records of building facilities.
- Approve work orders, supervise contractor maintenance, and certify job completion for timely payments.
- Manage A&A (Alteration and Addition) works, ensuring compliance with permits and relevant government regulations.
- Evaluate contractor performance and collaborate with the Centre Manager on term contract administration.
Tenant Relations
- Serve as a point of contact for tenants, responding promptly to feedback and requests, ensuring high tenant satisfaction.
- Oversee tenant handover and takeover inspections, ensuring seamless transitions.
- Coordinate with external parties on building-related matters, acting as a liaison for smooth operations.
Qualifications
- Degree or Diploma in Electrical, Mechanical, Building Services Engineering, Estate Management, Project & Facilities Management, or equivalent.
- Fire Safety Manager (FSM) certification is required.
- Extensive knowledge and hands-on experience in managing building systems (M&E).
- Proven expertise in managing commercial properties.
- Excellent communication, interpersonal, and leadership skills.
- Ability to work independently and collaborate effectively with diverse teams.
