Job Responsibilities :
· Oversee day-to-day operations of the building and supervise maintenance, administrative staff, and licensed contractors.
· Ensure high standards in maintenance, security, cleanliness, and enforcement of covenants.
· Manage recreation facilities, common areas, and M&E plants.
· Implement effective preventive maintenance programs, manage repairs, and control expenses.
· Handle Maintenance and Sinking Fund collection, budget recommendations, and fund management.
· Conduct competitive tendering for purchases and service contracts.
· File insurance claims, ensure timely renewal of policies, and maintain statutory compliance.
· Coordinate council and general meetings, prepare minutes, and ensure staff adherence to policies.
· Oversee emergency responses, tenant complaints, and maintenance contracts.
· Prepare and review tender documents, contracts, and insurance policies.
· Advise the council on expenditures and recommend actions for defaulters.
Job Requirements:
· At least 2 years of experience in building or property management, preferably in residential or commercial properties.
· Proven experience in supervising maintenance, administrative, and security teams.
· Physically fit and able to take physical requirement on the daily operation activities.
· Good communication and interpersonal skills.
· Strong knowledge of building systems, M&E (Mechanical & Electrical) operations, and preventive maintenance.
· Familiarity with local building codes, regulations, and statutory compliance (e.g., insurance, defect liabilities).
· Ability to manage budgeting, financial reporting, and Maintenance/Sinking Fund collections.
