Job Summary
Oversee development and implementation-of a Real Estate Asset Management Strategy & Execution plan across SCB’s ASEAN & (ASA) Footprint, aligned to SCB and Property Strategy which include key elements of a 5 year plan:
- Rental Escalation Plan
- Asset Acquisition/Divestment Plan
- 5 year Cash & P&L view
- Implementing the agreed 5 year Supply Partner Contract (annual value of approx.. $3m) and planning for continuous improvement of the 3rd party strategy (incl. ownership of any Supply Partner RFP activity)
Business
- Develop and Maintain key relationships with Asset Management partner functions, to develop and enable seamless execution of property plans, incl. but not limited to Global Leads within Finance, Risk, Compliance, Resilience, Treasury, Legal, OR and SCM.
- Ensure that – where applicable - impact of material property decisions around Real Estate Assets are aligned with CIB and WRB client teams.
- Develop and improve an Asset Management delivery platform across SCB ASEAN & ASA Footprint, which can accelerate and improve the execution of WRB’s Retail Transformation agenda.
- Alignment of key Asset Management success factors with ASEAN & ASA Business and Property stakeholders
Processes, Risk Management & Governance
As the only SCB FTE role in Asset Management in ASEAN & ASA, the role is accountable for adherence to the Asset Management process framework within the Property Process Universe. This includes
- sign off on process defined activities,
- oversight of Supply Partners process adherence, as well as
- continuously seek to simplify the effectiveness of the governance framework in liaison with relevant Stakeholders and provide best practice & regional Relevance to Global Framework reviews

• Build a team of diverse, passionate and capable individuals, which includes people in SCB and our chosen supply partner.
• Proactively support our partner in identifying gaps and strength within the Asset Management teams, so people changes can be managed strategically, minimizing unforeseen attrition and Business disruption.
• Ensure the Regional teams are strongly connected across the bank and external organisation, enabling a sharing & learning culture around best practices.
• Create a culture which enables staff (both SCB and 3rd party) to manage and prioritize workload, resulting in a productive and resilient workforce.
Partnership & Delivery
• Create a working culture which makes SCB an account of choice, attracting the best market talents and reduce attrition.
• Oversee and Manage the ASEAN &SA budget of the Supply Partner dedicated resources and variable Fees.
• Manage and improve Supply Partners Performance by defining and actively monitoring key performance indicators.
• Build & leverage core relationships with Developers / Landlords, and where applicable support or lead ‘principle to principle negotiations on major Real Estate Transactions
• Oversee ASEAN & SA and Country driven key transactions, including alignment to global strategies and, SCB Group Stakeholders.

• Where Asset Management activities could affect CIB clients, their respective Relationship Managers
• Member of the Asset Management Core Leadership Team, which sets out the strategic direction, partnerships, Best in Industry Practices and brand recognition of the function.
• Member of the ASEAN & SA Property Management Team, which oversees the development, alignment and delivery of the overall ASEAN &SA Property strategy which aims to implement new ways of working, enables a more innovative culture, becomes more sustainable and drives costs efficiencies.
Our Ideal Candidate
- Bachelor’s Degree in Commerce, Real Estate (Masters a plus), Preferably a bachelor’s degree in Real Estate other Business related discipline
- 10+ years of experience in working for property related businesses
- Knowledge of the facilities / real estate market and Supply Partners, as well as keen understanding of customer service principles
- Exceptional leadership capabilities and experience management large multi-disciplinary teams
- Strong Communication and Influencing skills
- Exposure to working with multi-cultural/geographic teams.
- Data- oriented personality with a client centric mindset.
