You will be supporting India Private funds of CapitaLand Fund Management Pte Ltd (CLFM) and report to Head, India Private Funds.
Responsibilities
Investment Management
- Assist in underwriting including due diligence and seeing through the entire process till completion of deals
- Prepare written reports and assist in presentations to the relevant management levels for approval
Portfolio Management
- Portfolio monitoring of existing investments and perform regular reporting functions including understanding of annual business plans for assets under management and monthly asset management reports to investors
- Assisting in various fund-raising activities, such as preparation of investors presentation, handling investors’ RFPs and due diligence Q&A, etc
- Assisting in various fund management activities such as performance analysis, hold-sell analysis, liquidity analysis, liaising with fund administrators and finance teams, adhoc compliance and tax review, etc
Asset Management
- Assist in overseeing performance of assets by analyzing asset performance versus market benchmarks, managing partner relationships
- Assist in the preparation and review of comprehensive annual property business plans
- Help prepare monthly/ quarterly/ annual portfolio reports. This covers financial performance, leasing/sales status etc
Fund Operations
- Coordinate with various internal and external teams to hand hold and project manage fund processes such as investment approvals, capital calls, internal audit, distributions, corporate secretarial etc
Requirements
- Degree in Finance, Economics, Commerce, Real Estate or related discipline
- Experience in real estate funds and/or real estate investment would be preferred but candidates from related disciplines will also be considered
- Strong financial modelling, research, quantitative and analytical skills
- Fluency in oral and written English to facilitate communication with senior management, internal stakeholders as well as external parties
- Keen attention to detail and able to work independently with limited supervision
- Strong interpersonal skills, a good team player and a flexible mindset adaptable to changes
