Overview:
This role is responsible for managing leasing activities, driving and executing leasing transactions, handling lease renewals, and building strong relationships within the assigned retail portfolios.
Key Responsibilities:
Leasing:
- Develop and implement strategies to maximize rental income and occupancy rates across the company’s commercial properties.
- Lead the team in securing new tenants, identifying market segments, managing lease renewals, and coordinating with property agents.
- Conduct market research on competitors and benchmark rental rates and occupancy costs.
- Prepare the annual rental budget, rental forecasts, and monthly management reports.
- Manage the marketing budget and present updates to stakeholders.
- Guide and mentor the leasing team on strategies to achieve leasing objectives.
Lease Management:
- Review lease documents, contracts, and tenancy schedules prepared by the team.
- Prepare revenue projections and leasing assumptions for the annual budget.
- Compile and submit monthly management reports.
- Participate in management meetings to present portfolio performance, market analysis, and recommendations.
- Optimize lease management workflows for maximum efficiency through the Lease Administration Department.
- Oversee audit checks on leases, manage tenant relationships, and handle arrears management.
- Ensure a low arrears ratio by preparing regular arrears reports and recovery plans for delinquent tenants.
- Supervise the team in tracking security deposits and monitoring tenant submission of gross sales turnover reports.
- Ensure timely and accurate submission of gross sales turnover reports and provide detailed analysis of rental income, sales turnover, and occupancy costs.
- Resolve billing issues and manage Point of Sale (POS) issues raised by the team.
- Maintain strong relationships with tenants and promptly address feedback and requests.
- Liaise with legal counsel, court officials, and collection agents as needed.
Job Requirements:
- Education: Bachelor’s degree in Real Estate, Property Management, Business, or Marketing.
- Experience: Minimum 15 years of experience in marketing and leasing, with at least 8 years in a managerial role.
- Strong knowledge of the real estate industry and an extensive network of contacts.
- Excellent presentation, negotiation, and interpersonal skills.
- Candidates registered as Salespersons under the Estate Agents Act (EAA) or who have equivalent Real Estate Salesperson (RES) qualifications will have an advantage.
