Manage leasing activities, execute transactions and renewals, and maintain positive relationships across assigned retail portfolios.
Key Responsibilities:
Leasing:
- Develop and implement strategies to maximize rental income and occupancy rates.
- Drive the team to secure new tenants, manage renewals, and collaborate with property agents.
- Conduct market research on competitors and rental benchmarks.
- Prepare annual rental budgets, forecasts, and monthly reports.
- Manage and track marketing budgets for stakeholder presentations.
- Provide guidance on leasing strategies to the team.
Lease Management:
- Review lease documents, contracts, and tenancy schedules.
- Prepare revenue and leasing assumptions for annual budgets.
- Compile and submit monthly management reports.
- Attend management meetings to report on portfolio performance and present market analysis.
- Optimize workflows within Lease Administration for efficiency.
- Oversee audits, arrears management, and other lease management tasks.
- Monitor security deposits, gross sales turnover, and sales report submissions.
- Resolve billing and POS-related issues.
- Maintain strong tenant relationships and address feedback promptly.
- Liaise with legal counsel, bailiffs, and collection agents when necessary.
Requirements:
- Bachelor’s in Real Estate, Property Management, Business, or related fields.
- 15 years of experience in marketing and leasing, with at least 8 in a managerial role.
- Deep understanding of the real estate industry and strong network.
- Excellent presentation, negotiation, and interpersonal skills.
- Advantageous: Registered Salesperson under the Estate Agents Act or RES qualifications.
