Overview
The Senior Project Manager will play a pivotal role in steering the development and execution of projects in collaboration with the Finance, Business Development, and Marketing departments. This role is responsible for overseeing the entire project lifecycle, ensuring timely delivery, adherence to budget, and surpassing quality expectations.
Key Responsibilities:
Conception and Feasibility
- Collaborate with Business Development and Marketing teams to formulate the design brief.
- Identify potential development options and enhancement opportunities for land resources.
- Prepare comparative cost structures with the assistance of quantity surveyors.
- Develop and maintain an overall project monitoring system.
Design Concept and Evaluation:
- Shortlist consultants with relevant experience and proven track records.
- Manage the submission and evaluation of design proposals.
- Oversee the selection process of the design concept by the management.
- Handle the appointment of consultants and service agreements.
Design Development:
- Oversee the integration of structural, architectural, and M&E services during design development.
- Prepare cost plans at various stages and address conflicts with development objectives and authorities' requirements.
- Coordinate and monitor the preparation of tender documents and pre-tender estimates, focusing on buildability, target market expectations, material selection, construction details, budget, and aesthetics.
Strata Title:
- Apply for building names, share values, and issue instructions for final surveys to obtain strata titles from the Land Office.
- Work closely with the marketing team to ensure that saleable areas are clearly defined and marketable.
Tender and Award
- Collaborate with consultants to pre-qualify contractors based on their track record, current resources, and financial stability.
- Attend tender interviews and conduct negotiations with tenderers.
- Provide recommendations to management for tender awards.
Construction:
- Motivate contractors, consultants, and site staff to adhere to the project schedule and implement quality assurance and control plans.
- Serve as a mediator for conflicts arising between various parties, including authorities and customers.
Commissioning and Hand-Over
- Schedule rectification works, authorities’ inspections and approvals, and infrastructure turn-ons.
- Plan and execute the orderly hand-over of units to customers.
- Document all testing and commissioning of equipment, contractual guarantees, and the issuance of the TOP.
Leadership and Management
- Provide strong leadership to project teams, fostering a collaborative and productive environment.
- Manage and mentor team members, encouraging professional growth and development.
- Communicate project goals, expectations, and progress clearly to all stakeholders.
- Implement effective problem-solving strategies and decision-making processes.
Qualifications:
- At least Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field.
- Minimum of 15 years of experience in project management within the construction or real estate development industry.
- Proven track record of managing large-scale projects from conception to completion.
- Strong understanding of construction processes, design development, and feasibility studies.
- Excellent leadership, negotiation, and communication skills.
- Ability to manage multiple stakeholders and coordinate between various departments and external consultants.
