As they continue to expand their presence, they are looking for a Leasing Executive to join their team.
Key Responsibilities:
- Leasing Strategy: Assist in developing and executing strategies aimed at optimizing rental income and occupancy rates for properties within the designated portfolio.
- New Tenancies: Identify and secure new tenants by targeting specific market segments, managing lease renewals with current clients, and coordinating with property agents.
- Market Research: Perform comprehensive market research to assess competitor offerings and establish benchmarks for rental and occupancy costs.
- Client Relations: Build and maintain strong relationships with tenants and prospective clients to improve tenant retention and overall satisfaction.
- Contract Management: Handle all required contractual documentation and facilitate the handover process for new tenants.
Job Scope:
1. Leasing:
- Identify and prospect potential tenants or licensees that align with the branding and commercial objectives of the Groups properties and subsidiaries.
- Oversee lease renewals and work closely with property agents to ensure effective negotiations.
- Act as the representative of the Group and Leasing in negotiations to achieve optimal rental yields, considering market dynamics and budgetary constraints.
- Conduct thorough background checks on prospective tenants, including credit assessments and verification of ACRA and criminal records, to meet company standards.
- Manage and finalize all contractual documentation, collaborating with legal advisors and the Contracts Manager when needed.
- Maintain regular communication with clients during their lease term to resolve any issues and provide support.
- Partner with internal teams, including Operations, Property Management, Store Design, Marketing, and Finance, to ensure a collaborative and beneficial relationship between landlords and tenants.
2. Additional Responsibilities:
- Support subsidiaries in scouting and securing venues for short-term pop-up stores or atrium events.
- Perform any other duties as assigned by management.
Job Requirements:
- Minimum Diploma in Marketing, Business Management/Administration, Real Estate, or a related field.
- Preference for candidates registered as Salespersons under the Estate Agents Act (EAA) or those who possess qualifications equivalent to the Real Estate Salesperson (RES) examination.
- A minimum of 1 year of relevant experience in leasing, business development, or a similar area.
- Strong understanding of the real estate sector, along with a well-established network of contacts.
- Exceptional communication and negotiation skills, with a friendly and professional demeanor.
- Ability to identify contractual and business risks.
- Analytical, results-driven mindset, with the capacity to thrive in a fast-paced environment.
