Key Responsibilities Overview
This position reports to the Lease & Property Management Manager. As a Technician, you will support the Property Officer and Senior Technician in managing the technical aspects of property maintenance for designated properties within the Group. Your role will be vital in ensuring all systems and equipment operate efficiently, creating a safe and functional environment for residents, tenants, and staff. You will complete tasks assigned by the Manager, Property Officer, or Senior Technician within set deadlines and provide timely reports on job status and defects.
Main Responsibilities
Maintenance and Repairs
- Coordinate and perform maintenance and repair tasks for property systems, including HVAC, plumbing, and electrical systems.
- Promptly troubleshoot and rectify defects.
- Conduct regular inspections to proactively identify and address potential issues.
- Respond quickly to tenant feedback and manage necessary rectification work between tenants and contractors.
- Schedule and supervise preventive maintenance and servicing.
- Monitor contractor performance to ensure compliance with the scope of work and budget.
- Suggest improvements for building enhancements, cost savings, and productivity.
- Oversee that all contractor jobs (e.g., repairs, installations, maintenance) are performed safely and orderly.
Projects
- Assist the Manager, Property Officer, or Senior Technician with addition and alteration (A&A) works.
- Prepare project schedules, guidelines, and cost estimates.
- Attend project meetings as needed.
- Complete any other assigned tasks.
Property Acquisition
- Support the Property Acquisition Department in assessing the condition of new or shortlisted properties.
- Coordinate site inspections with consultants and contractors.
- Report findings to the Director of Asset Management.
Team Leadership
- Collaborate with various departments to coordinate maintenance efforts and prioritize tasks based on urgency and significance.
Emergency Response
- Serve as the main contact for emergencies, responding swiftly to issues to minimize downtime.
- Work with the Property Officer to create and implement effective response plans for technical challenges.
- Provide support to other subsidiaries within the organization as needed.
Equipment Management
- Ensure the procurement of tools, equipment, spare parts, and paints necessary for maintenance tasks.
- Develop relationships with suppliers for quality materials and negotiate favorable terms.
Regulatory and Internal Compliance
- Review and uphold standard operating procedures (SOPs), including a thorough Request-For-Quotation (RFQ) process, and make recommendations as necessary.
- Track quotations and service reports from contractors.
- Stay updated on building codes, regulations, and industry best practices to ensure compliance.
- Implement safety procedures to protect the well-being of occupants and maintain a secure environment.
- Assist in the timely renewal of preventive maintenance contracts.
- Aid in budget planning for property maintenance and repairs.
- Monitor spending and seek cost-effective solutions without sacrificing quality.
Job Requirements
- Minimum O Level or NITEC in a relevant engineering field or technical certification in HVAC, plumbing, or electrical work preferred.
- First Aid/CERT certification is a plus.
- At least 2 years of experience in large commercial shopping centers, hotels, serviced apartments, or residential properties.
- Strong technical aptitude and problem-solving skills.
- Willingness to work rotating shifts, including weekends and public holidays.
- Effective communication skills and a pleasant demeanor.
- Focused on tenant and team collaboration.
- Ability to remain calm and efficient under pressure and during emergencies.
