Responsibilities
- Perform and support for investment in logistics infrastructure (warehouse, industrial real property) in Southeast Asia & Oceania
- Contract management of existing investment in logistics infrastructure
1. Perform and support for investment in logistics infrastructure
- Identify and pursue new sourcing investment opportunities aligned with the Group's mid to long-term strategy and regional goals in Southeast Asia & Oceania.
- Conduct site visits for potential investments, both domestic and overseas, and prepare internal reports on findings.
- Analyze investment returns, evaluating both financial and strategic aspects.
- Assess risks across various dimensions, including financial, market, legal, credit, and operational risks.
- Negotiate terms and conditions of sales, investment, joint ventures, and service contracts with sellers, buyers, and partners.
- Propose investment opportunities to management, coordination with corporate divisions in Singapore and Japan HQ to secure smoothly & timely internal approval through the investment committee.
- Arrange and manage the relevant due diligence by 3rd party consultant such as by lawyer, tax advisor, technical consultant, market research, and etc.
- Prepare internal approval documentation in compliance with company policies and procedures.
- Support both MOL (Asia Oceania) and MOL Group companies in driving projects, acting as the regional
- headquarters for the Asia Oceania region.
2. Contact management of existing investment in logistics infrastructure
- Attend regular meetings with partner companies for joint projects and ventures, representing the interests of MOL Group and MOL (Asia Oceania).
- Review progress and financial reports from management and partner companies, and request clarifications or take actions to safeguard the company’s interests.
- Prepare regular and update reports for management.
- Identify and assess risks that could impact project success, implementing mitigation strategies throughout the project lifecycle.
- Seek internal approval or confirmation for critical decisions in existing projects, including but not limited to budget changes, new investments or divestments, appointment of key service providers, and amendments to shareholder agreements.
- Monitor the capital injection and distribution schedule for projects, coordinating with the internal accounting and finance
teams to ensure timely communication.
3. He/she will be required to undertake any other ad-hoc duties as assigned
Requirement
- Minimum Diploma or equivalent qualification
- Minimum 3 years of relevant working experience in the real estate industry.
- Proficient in Presentation skills.
- Basic project management skills.
- Able to travel for business trip if required.
- Experience in property management, project development management, or asset management in the real estate industry, especially logistics.
- Experience in company management, and joint venture management.
- Experience in managing complete due diligence in real estate investment including but not limited to legal, tax, finance, and technical points.
