Responsbilities:
- Perform regular walkthroughs of the building and surrounding areas to identify and address any defects, safety concerns, or violations of building regulations and house rules.
- Plan, schedule, and execute preventive maintenance routines, while proposing and overseeing any necessary repair or improvement projects.
- Supervise and inspect the work of service providers involved in maintenance and repairs to ensure quality and compliance.
- Address tenant requests and concerns, ensuring timely follow-up and resolution to enhance satisfaction.
- Oversee tenant fit-outs, ensuring work complies with building regulations and managing daily inspections during these activities.
- Generate work orders for service providers to complete assigned tasks and ensure safe execution of activities like fire alarm isolation and hot work.
- Conduct regular checks on security equipment like CCTV, access control systems, fire alarms, and extinguishers, immediately reporting any malfunctions.
- Handle emergency situations, including fire alarms, bomb threats, and any security breaches.
- Assist in organizing and facilitating fire drills and safety inspections, ensuring all procedures are followed meticulously.
- Lead regular inspections alongside the housekeeping service provider to ensure cleanliness standards are upheld.
- Track and address any cleaning deficiencies promptly to maintain the building’s aesthetic and hygiene.
- Conduct frequent checks on high-traffic areas such as lobbies, restrooms, and corridors, liaising with housekeeping to address any issues as they arise.
Job Requirements:
- Min 2 years of experience in building operations within commercial buildings.
- NITEC certification or higher in a relevant field of study.
- Strong interpersonal skills, with a team-oriented approach to work.
- Ability to perform shift and standby duties, with a flexible and proactive attitude toward problem-solving.
