Job Descriptions :
- Ensure that all assigned or routine jobs, maintenance, repair and replacement works and services undertaken by the M&E team are carried out properly and on schedule
- Conduct checks on installations, troubleshooting, preventive and corrective maintenance work on air-conditioning & mechanical ventilation system, electrical system
- Regular inspection of M&E facilities to ensure that the facilities are in satisfactory and serviceable condition and where necessary, follow up with rectifications or recommendations for rectifications to the Management
- Inspect, supervise and check on vendors and M&E technicians and ensure that all maintenance, repair and replacement works and services undertaken by them are carried out properly
- Able to draw/sketch simple M&E design, read and interpret drawings and plans submitted by tenant for renovation and reinstatement works
- Liaise with contractors on rectification & maintenance work and certify completion of jobs.
- Ensure that all contracted works comply with specifications and statutory requirements.
- Prepare and issue Purchase Requisitions and Purchase Orders for procurements and submit maintenance and incident reports accurately
- Check and verify attendance of M&E technicians and contracted staff, compute and document any non-punctuality or shortfalls.
- Arrange and attend regular meetings with key service providers, vendors/contractors, prepare or review minutes of meetings and follow up on outstanding matters or course of actions.
- Manage and maintain proper records, files of correspondence, documents and materials pertaining to Building.
- Control and manage use of common amenities and facilities in the Building. Attending to all emergencies.
- Attend to and document walk-in or telephone enquiries, feedback or complaints and follow-up with relevant recommendations or course of actions.
- Maintain good rapport with tenants and attend to their feedback. Manage tenants’ requests for M&E services.
Requirements
- Degree in Mechanical / Electrcial field, or equivalent
- Fire Safety Manager Certification would be an advantage
- At least 5 years of working experience in a similar capacity
- Able to lead a team of 5 to 10 members, which include executive and technicians
- Good interpersonal and communication skills, both written and spoken
- Good team player and able to work independently
