Operations Manager to oversee the daily operations of our 3 shopping malls and B1 offices. The ideal candidate will have a strong background in mall management and a proven track record of success in leading and managing a team.

Key Responsibilities:

• Provide leadership and direction to the mall management team, ensuring the smooth functioning of all operations
• Develop and implement operational policies and procedures to ensure the efficient and effective management of the malls.
• Monitor and control operating expenses, develop and maintain budgets, and ensure compliance with financial and accounting policies and procedures.
• Prepare periodic mall performance report to the Management
• Coordinate operation programs, asset improvement work, tenants and operational support for the mall.
• Coordinate and work with the Marketing colleagues to execute the mall’s promotion and events
• Involve in building improvement / A&A / Fitting out / defect rectification works
• Monitor and manage the performance of contracts for compliance to the agreed service levels
• Plan and implement preventive maintenance works.
• Attending site inspections, supervising and liaising with contractors on maintenance and renovation works in the mall.
• Ensure the safety and security of the malls and implement emergency response protocols as needed.
• Coordinate with tenants in reinstatement/renovation works and ensuring they comply with specifications and building regulations
• Attend to tenants’ feedbacks and liaise with tenants to maintain good tenant-landlord relationship
• Perform any other task as assigned by immediate supervisor/ management.

Qualifications:

• Degree in Engineering (Electrical or Mechanical), Building or Facilities Management or equivalent.
• At least 5 years of experience in mall management or related field, with at least 10 years in a leadership role.
• Experience in property management or facility management in shopping mall or retail environment will be an added advantage.
• Exhibit strong leadership, people management and interpersonal skills.
• Able to work within tight timelines, resourceful and systematic in resolving problems.

(1) Business Park & Industrial Operations

• Collaborate with the Contract & Procurement team to manage procurement for equipment replacement and enhancement works in the mall.
• Lead and manage technicians and vendors to maintain professional standards in daily operations.
• Participate in the Company’s Emergency Response Team and Environmental Health Safety (EHS) team, including the review and approval of permits to work (PTWs), risk assessments, and safety audits.

Requirements:

• Diploma or Degree in Engineering (Mechanical/Electrical), Real Estate, Facilities, Building, or Estate Management.
• Graduates with relevant degrees but no prior experience are welcome to apply.
• Strong initiative, leadership, and people management skills.
• Excellent communication and interpersonal abilities.
• Ability to work within tight timelines and solve problems systematically.

• Meet with Project Management agents and potential clients to create new business opportunities within the project management platform.
• Work closely with the Business Development Team during the pitching stage.

• Able to work under pressure and with a sense of urgency to meet tight deadlines.
• Knowledgeable in project management processes for all stages of a project.
• Service-oriented with excellent interpersonal and communication skills.
• Resourceful and able to adapt to a changing environment.
