Real Estate
We were an early entrant among institutional investors in real estate including traditional private real estate (brick-and-mortar assets), public equities, real estate investment trusts, and real estate-related debt instruments.

Business Management & Operations

The Business Management & Operations team plays a vital role to provide business management and transaction execution support to Real Estate Investment Professionals globally. This includes developing governance structures for the Real Estate business, propagating industry best practices, improving efficiency by process design, coordinating deal execution and closings, and overseeing the process of identification and presenting data to ensure GIC Real Estate continues to retain its competitive edge.

The team also manages the Real Estate portfolio insurance program to ensure appropriate protection of downside risks.

The role will report to the Head, Real Estate Business Management & Operations.

What will you do as an Associate (Insurance) in the Real Estate Business Management & Operations team?

• Manage the renewal of the Global Insurance Program for GIC RE
• Track and ensure timely premium payment for the Global Insurance Program
• Coordinate and monitor progress of annual risk engineering surveys
• Assist and provide the investment teams with technical insurance advice
• Selectively review JV level insurance cover (as directed)
• Manage broker and insurer relationships for GIC RE
• Manage ongoing claims for GIC RE’s Global Insurance Program

What qualifications or skills should you possess in this role?

• At least 3 years of relevant insurance work experience
• University degree in related field (actuary, business – insurance etc.)
• Detail-oriented with ability to work independently
• Team player with good interpersonal and communication skills
• Inquisitive self-starter, with ability to work in a fast-paced environment
• Excellent computer skills in Excel and PowerPoint

Fixed Income and Multi Asset

Our team employs a broad range of investment strategies that span macro, credit, and quantitative investing, including multi-asset, benchmark-agnostic, constrained, indexed, and thematic strategies.

Multi Asset Quant Solutions

The team manages systematic trading models and portfolio solutions, designed to generate alphas focusing on behavioral inefficiencies, differentiated data, and in less crowded markets; while improving the overall risk-adjusted returns and mitigating drawdowns for different portfolios in Fixed Income & Multi Asset.

What will you do as a Portfolio Manager;

• Identify high-impact research and initiate, design, and implement systematic models and portfolio solutions to increase the convexity and robustness for different mandates across fixed income, currencies, equities, and commodities.
• Manage existing multi-asset models and strategies in futures and forwards, by collaborating closely with the Global Trading Unit on optimal execution and pre-/post-trade analysis.
• Monitor market conditions and risk management of portfolios as necessary to stay ahead of changing trends and dynamics and contribute actively to the broader understanding and discussion of macro dynamics from a systematic lens.

What qualifications or skills should you possess in this role?

• 3-7 years of experience in quantitative research and portfolio management, preferably in a multi-asset role with demonstrated ability to generate and execute ideas/trades that are profitable and scalable. Experience in sourcing alternative and unique datasets is a plus.
• Bachelor's degree in finance, economics, statistics, or other related quantitative field from a leading university. Post Graduate degrees (MS/PhD) would be viewed favorably.
• Exceptional quantitative and analytical skills, with the ability to use data to research and backtest investment intuitions and hypotheses. Familiarity with portfolio construction methodologies and multi-asset risk models is a plus.
• Strong technical and coding skills. Proficiency in R or Python is essential.
• Strong communication skills, with the ability to influence and collaborate across teams.
• Self-motivated with a keen eye for detail and a commitment to delivering high-quality work.

Portfolio Monitoring

PM forms part of the Real Estate Asset Management function within RE where it’s focus lies in operational and reporting capabilities in the asset management scope of activities.

What impact can you make in this role?

We are looking for a suitable candidate to join our Real Estate Asia Portfolio Monitoring (PM) team in Singapore as an Associate.

The role will report to the Senior Vice President of Portfolio Monitoring for Asia.

What will you do in the Portfolio Monitoring team?

Asset Management Operations

• Quarterly, semi-annual and annual reporting of portfolio data for the Real Estate portfolio
• Support the annual budgeting process and co-ordinate the annual strategic asset planning process
• Support the collection and quality review of real estate operating data from external operating partners
• Evaluate and analyse investment performance data including investment returns, market values and other property-level operating data as part of periodic reporting activities
• Assist with other asset management functions as required

Technology and Process Improvement

• Actively participate in process improvements that create efficiencies and support capability to the asset management and investment professionals
• Identify business requirements and develop business analytics for the purpose of enhancing business insights

Others

• Project management role amongst internal and external parties to support portfolio management activities

What qualifications or skills should you possess in this role?

• Bachelor’s degree in Finance / Real Estate / Business Management or equivalent
• At least 2 years of relevant experience in investment portfolio operations, ideally with institutional real estate asset management or property management knowledge
• Foundational understanding of real estate drivers and valuation principles
• Familiarity with processes in cashflow modeling and appreciation of real estate performance matrices is preferred
• Advanced user of Microsoft Excel, knowledge of Macros and VBA
• Comfortable with large datasets, and adept at manipulating data to deliver insights about the portfolio
• Inquisitive self-starter, with ability to work in a fast-paced environment
• Team player with good interpersonal and communication skills
• Strong attention to detail
• Ability to drive co-ordination and project manage amongst multiple stakeholders
