Responsibilities:

• General administration and coordination of all building trade, site staff relating to rostering of duties.
• Coordination of building and M&E equipment maintenance program.
• Liaison with government authorities/statutory boards, architects, engineers and other divisions on matters relating to management and maintenance of buildings.
• Preparation of estimates for repair works, work specifications, invitation for quotations, recommendations of the award, supervision of completed works including drafting of contract documents.
• Regularly review contract specifications such as those of cleaning, security, landscaping etc. and make recommendations for upgrading.
• Conduct regular inspections of all common areas, equipment, public walkways, external facade etc.
• Frequent check and act against the encroachment of common properties.
• Create and maintain good rapport with tenants/occupiers and attend to their feedbacks and enquiries.
• Prepare minutes of meetings and attend to emergency situations in Building.
• Any other duties assigned from time to time.

Requirements:

• Minimum O levels with at least 2 years of experience in Building / Facilities / Property Management.
• Fresh graduate with Nitec / Diploma in Building / Facilities / Property Management / Engineering and other relevant courses are welcomed to apply
• Good verbal and written communication skills to front and liaise with all levels of landlords / tenants
• Good interpersonal skills to build good relationships with stakeholders and clients

Reports to the Centre Manager with specific responsibilities for the efficient and smooth operation of all matters relating to the maintenance, security and management of the Building.

Responsibilities:

• General administration of all building works/service contracts, carpark management, security and fire protection system.
• Oversee all aspects of common areas defects, repairs & maintenance matters, plumbing, sanitary, carpark and fire & security matters.
• Planning and implementation of building maintenance programmes such as preventive, corrective maintenance, inspection schedules and programmes relating to security.
• Prepare cost estimates, work specifications, invite quotations and follow up on various repairs and maintenance work in the Building.
• Supervise building works carried out by maintenance staff and service contractors, ensure that all works comply with specifications and statutory requirement, and initiate actions against defaulting contractors when needed.
• Conduct regular inspections of all common areas, public walkways, building surrounding facade, etc. and institute remedial action including following up on outstanding works.
• Build and maintain relationships tenants and occupiers, attend to their feedbacks and complaints.
• Liaison with government authorities/ statutory boards, architects, engineers and other divisions on matters relating to management, security and maintenance of the Building.
• Assist in preparation of budget forecast, meeting materials, minutes of meeting, various reports timely and accurately.
• Check all safety equipment, work method and procedures regularly; ensure proper control/record of keys movement and take necessary action to rectify any unsafe situations, and enhance the security in the Building.
• Attend to emergencies in Building and any other duties assigned to you from time to time.

Job Requirements:

• Diploma or Degree in Building / Facilities / Property Management / Engineering or relevant discipline.
• Minimum 2-3 years’ (for Senior Executive) / 3-5 years' (for Assistant Manager) experience in similar role.
• Strong verbal and written communication skills to front and manage all levels of tenants or landlord.
• Dynamic, resourceful, self-motivated, able to work independently as well as in a team.
• Commercial / Retail / Industrial building experience will be a strong advantage
• Candidates with more years of relevant experience may be considered for Senior Executive position.

Duties of Property Officer:

• Assist in day-to-day property maintenance and operational support.

Job Description:

• Monitor and renewal of maintenance services contract
• Handling the operations and maintenance activities at client premises, including the Office Resources, Asset & Records Management
• Leading technical teams in the troubleshooting and work proposal for corrective maintenance works
• Ensure proper execution of maintenance activities by the contractors
• Assist the Condominium Manager with day-to-day operation
• Deliver necessary monthly/quarterly reports
• Any other ad-hoc assignments assigned by the Management

Job Requirements:

• Candidate must possess at least a Diploma in Estate Management, Building Services, Engineering or equivalent
• At least 3 - 5 years of relevant MCST experience is required for this position
• Good knowledge of Building Maintenance & Strata Management (BMSM) Act

You will work closely with the Property Manager to provide excellent support to estate residents in executing daily estate inspections to ensure high quality standard of horticultural, maintenance and implement improvement works, including but not limited to the following:

• To provide supervision and ensure that all repair and routine maintenance works undertaken by the contractors are carried out properly and completed satisfactorily in accordance with the terms and conditions of the Contract.
• Schedule and ensure breakdown, preventive and corrective maintenance activities are carried out effectively.
• Perform regular inspections and handle enforcement work at the common property areas and to ensure that such common property is in satisfactory and serviceable condition and properly maintained according to the standards required by the relevant authorities and to recommend any works which are necessary.
• Manage and attend to residents/tenants’ feedback as well arrears cases.
• Certify completion of jobs undertaken by contractors and to make recommendation for payment thereof.
• To co-ordinate all consultancy works on maintenance matters performed by professional consultants and apply and obtain all necessary licenses and certificates from the relevant authorities where necessary.
• Responsible of investigate, check and analyze reported breakdowns and faults to determine their cause for the prevention of future occurrences.
• Any other ad-hoc duties assigned by your Manager.

Job Requirements

• Minimum Diploma in Facilities Management Services / Estate Management / Building Maintenance / Engineering or related fields with minimum 1 year of relevant experience. Experienced in Township management will be an added advantage.
• Good team player with good communication and interpersonal skills.
• Physically fit and able to speak Mandarin to interact with the residents.
• Proficient in Microsoft Office.
• Able to work beyond normal working hours (5-day work week) and on weekends/ PHs where required
• Able to start work immediately or within short notice.
