• Ensure vendors and contractors' work performances comply with company's quality standards, statutory regulations and contract specifications.
• Prepare cost estimates, work specifications, invite quotations, recommendations of award for various repairs and maintenance work
• Execute sourcing and administration of contracted/term services
• Provide technical assistance and advice of the property
• Ensure all building’s M&E defects and breakdowns are attended to expeditiously and recovery time frame is within the KPIs set
• Monitor all defects and ensure follow up and closure by the contractors
• Maintain proper documentation of Tenancy/Contractual agreements
• Responsible for Tenant Management and fitting out/renovation related matters
• Assist in the monthly rental collection and arrears management
• Assist in wet market leasing matters including enquiries from prospective tenants and property agents
• Plan and execute events and promotion of the mall
• Practicing and enforcing the company's procurement policies and procedures.

JOB REQUIREMENTS:

• At least 2 years of relevant experience in industrial/ commercial and facility management
• Possess good practical knowledge in building maintenance with initiative and good analytical skills
• Willing to be on 24 hours standby in the event of emergency works
• Has a good safety mindset and displays good WSH behaviour
• Good teamwork, interpersonal qualities, self-motivated and able to multi-task
• Proficient in Microsoft Office suite of applications
• Good verbal and written communication skills to liaise with all levels of tenants
• Property management experience in a commercial/ industrial/ retail development is a strong advantage
• Candidates with more years of relevant experience may be considered for Senior Executive position

Job Description

• Responsible for day to day operations of Building / Condominium.
• Ensure all contract work / routine service are carried out according as specified in their contract agreement.
• Supervise the project work in common area and schedule the testing work with our technician personnel for relevant building certificates & licence renewal
• Manage and maintain all upkeeping activities of the site / estate
• Receive and attend complaints by residents and owners on the common property
• Prepare for council meetings and general meetings including management report and follow up on the instruction given by the meeting
• Assist Condominium Manager in Administrative work including a) Change of Mandate for proper financial operation of Clients' current and fixed deposit accounts. b) Review all contract, agreement and insurance before expiry and update latest list

Requirements

• 2 to years of relevant working experience
• Higher NITEC in Facilities Management and/or Diploma in Integrated Facility Management, Real Estate Business, Hotel & Leisure Facilities Management and its equivalent qualifications
• Knowledge of Building Maintenance & Strata Management Act will be an added advantage
• Demonstrated oral and written communications skills
• Mature and outgoing personality
• Ability to work independently and as part of a team
