Job Requirements:

Diploma in Building / Facility Management / Mechanical / Electrical Engineering with minimum 2 years of relevant experience in building management services / managing strata-titled properties.

Responsibility

• Supervise and co-ordinate with service providers/contractors for any building improvement/defect rectification works
• Ensure timely renewal / new application of licences/permits and certificates and comply with regulatory requirements
• Adopt maintenance strategies and implement systematic approaches to ensure efficient performance of the building system and achieve cost efficiency
• Conduct regular site inspections to check and ensure properties are well maintained and institute necessary enforcement action, whenever necessary
• Ensure building statutory requirements are complied with the relevant government agencies

• Monitoring of monthly utility consumption in conjunction with energy conservation / green initiatives driven by management

• Review and recommend replacement/improvement plans for managed sites
• Assist in handling/coordinating A&A works and asset enhancement projects

Requirements

• Candidate must possess at least a NITEC, Diploma in Property Development/Real Estate Management or equivalent.
• Able to work under pressure and willing to do overtime
• With at least 3 years of experience an preferably with Industrial facilities background

Prepares Request for Quotation (RFQ) including scope of work, drawings and other relevant documents;
Obtain subcontract quotations from approved subcontractors list ;
Prepare comparison against project budgets (to review by SQS & QSM/CM and for upward approval by Project Director/Director);
Assist SQS on tender clarification meeting of subcontracts; compile queries and response for documentation of subcontract
Prepare measurement/scope of work-done within the stipulated duration; as required;
Take off quantity of work done; as required
Evaluating Sub-contractors’ monthly progress claims and prepare certificates and payment response to subcontractors.;
Maintain proper record of all AIs issued to date including updating Summary of AI costing submitted and/or finalized with CQS; Update HQ monthly (or fortnightly if required);
Measurement and pricing of all AIs for submission to the Consultant QS for concurrence (to check by SQS/QSM/CM;
Prepares detailed quantities and summary as per BQ, As-Built Drawings , for VO works; as applicable;
Carry out site measurement with the client's representative/subcontractors as required.

Job Description

• Assist the Building Manager in the daily operations managing and maintaining daily site operations to ensure all works adhere to legal regulations

• Develop and implement maintenance schedules for buildings, equipment, systems, and infrastructure.

Vendor and Contractor Management:

• Ensure all maintenance and contract works / routine servicing are carried out accordingly as specified in their contracts agreement.

• Negotiate contracts and service agreements.
• Monitor vendor performance and adherence to contract terms.

Security and Safety:

• Develop and implement security protocols to protect the facility and its occupants.
• Ensure compliance with safety regulations and emergency procedures.
• Coordinate safety training and drills for employees.

Emergency Response:

• Develop and maintain emergency response plans and procedures.
• Coordinate responses to emergencies and incidents.

Budget Management:

• Prepare and manage the facility budget, including forecasting and expense control.
• Identify cost-saving opportunities and efficiency improvements.
• Procure necessary supplies, equipment, and services within budget constraints.

Environmental Sustainability

• Promote and implement sustainability initiatives to reduce the facility's environmental impact.
• Identify opportunities for energy efficiency and cost savings.

Qualifications

• Bachelor's degree in Building/Property/Estate Management or a related field
