Job Description / Responsibilities

• Plan, and safely execute assigned capital projects to project baselines.
• Overseeing and directing construction project from conception to completion
• Reviewing all onsite and offsite constructions to monitor compliance with building and safety regulations
• Collaborate with the Owner Representative to execute project according to scope and timeline
• Coordinate and direct construction workers and subcontractors
• Select tools, materials and equipment and track inventory
• Meet contractual conditions of performance
• Review the work progress on daily basis
• Prepare internal and external reports pertaining to job status
• Plan ahead to prevent problems and resolve any emerging ones
• Negotiate terms of agreements, draft contracts and obtain permit and licenses
• Analyze, manage and mitigate risks
• Ensure quality construction standards and the use of proper construction techniques
• Lead project construction drawing from IFA to As-built
• Manage relationships with Customers, vendors, and project resources to streamline project delivery.
• Conduct Lessons Learned activities to identify project program opportunities for improvement.
• Create & present monthly project status reports and chair monthly project steering team meetings.

Requirements and skills

• BS Engineering Degree
• Experience with semiconductor project and gas lateral and equipment related project is preferred
• Able to handle highly demand customer
• 5-10 Years Project Mgt. Experience or equivalent combination of education and experience
• Demonstrated Team Leadership Ability.
• Good Communication and Interpersonal Skills.
• Demonstrated Safety Focus and Safety Leadership.

Job Responsibilities:

• Source for sub-contractor, vendors for quotation during tendering
• Carry out quantities taking off during tendering
• Evaluate of quotation and costing summary for approval prior tender submission
• Prepare and finalization of subcontract document (incorporate all contract and technical requirements)
• Prepare procurement and sub-contract schedule
• Assist project manager with the negotiation and award of sub-contractors
• Ensure submission of bonds / warranties from sub-contractors
• Prepare payment claims and provide substantiation for VO for valuation
• Prepare monthly report (Contractual Matter), including update and maintain records for Architect Instructions, Variations Orders, Sub-Contractor approval lists and monthly man-hour report
• Prepare report cost summary
• Other ad-hoc duties as assigned

Requirements:

• Diploma and/or Degree above in Quantity Surveying or equivalent.

Responsibilities:

-Lead and manage a team of QS in the administration and review of procurement and contract management

-Responsible for and lead the team on evaluation and preparation of sub-contractors' claims and issuance of payment response within stipulated timeframe (SOP Act)

-Allocate tasks to QS and provide effective supervision

-Review contract documents and provide cost estimates on tenders

-Oversee and manage main contract progress claim and subcontract payment including variation claim

-Resolving contract disputes and contract claims, assessing entitlement for extension of time and loss/expense claim

-Oversee the management of document control and distribution of drawings, specifications, and all other relevant documents.

-Communicate contract-related information to all stakeholders

-Ensure proper documentation of additional works, alterations or design changes, and lead the team in preparing variation orders

-Advise and administer Extension of Time claim

-Ensure timely finalization of main contract and subcontract

-Prepare and monitor project cost budget, cash-flow for project, track changes in design/construction work, variations and adjust budget projections accordingly

-Able to independently lead and manage project

Requirements:

-Degree in Quantity Surveying / Construction Management / Civil Engineering or equivalent

-Minimum 8 years relevant experience in project tendering, contract negotiation, administration and/or management

-Excellent communication and negotiation skills, analytical mindset, problem solving abilities
