Job Responsibilities
- Responsible for building and facility services, system operations and maintenance program and ensure all the works are carried out safely and in accordance with safety work procedures
- Oversees the Building Automation System (BAS) and other systems within the BMS/BASCO/FRC room, including ensuring the smooth operation (within the acceptable limits and are run safely, effectively and economically) and timely rectification of the M&E equipment and responding to all alarms as part of the drive to achieve KPIs.
- Manage and assign Corrective Maintenance (CM) and Preventive Maintenance Work order (PM) using the CMMS (Computerized Maintenance Management System) to the maintenance staff accordingly.
- Lead the coordination and communication process of rectifying the faults between the maintenance staffs, vendors and contractors.
- Manage a team of technicians in attending to breakdown calls.
- Responsible to undertake maintenance program in accordance with the standards, all corporate policies and legislated regulations
- Develop working schedule / duty roster for the team.
- Ensure all building and facility systems are operational within the acceptable limits and are run safely, effectively and economically
- Liaison with OEM /system contractor for all building services & regularly solicit feedback from maintenance staff regarding fault status and feedback to users.
- Assists in Business Continuity, Emergency Operations and Exercises such as Fire Drill/Evacuation exercise, major equipment breakdowns, major power shutdown, disease outbreak and incidents where deemed to be of top priority. Activates Recall protocol for emergency situation.
- Provide feasible solution and coordinate with owners/users, consultants, vendors/contractors on engineering function requirement
- Conduct regular inspection of existing building equipment and its serviceability status
- Review service reports and escalate any finding or action that is required
- Assist in the Development, maintenance and the regular review and test of SOP/EOP
- Advice and lead the technical investigation / troubleshooting for faults and rectification works
- Provide training to technician /technical officers, and junior staff as necessary
- To be able to attend & respond to after office hours and/or weekends, in the event of any escalated incidents, faults or disruption.
- Investigate and determine root cause of faults and report
- Prepare and submit regular reports to Management and Customer, with analytical findings and propose improvements.

- Undertake any ad hoc assignment requested or delegated by the AFM/FM as required for the operational needs
Job Requirements
- Degree in Mechanical Engineering / FM discipline with minimum 3 years experience; or Diploma in Mechanical Engineering / FM discipline with minimum 5 years of relevant experience;
- Preferably minimum 2-3 years of working experience in a facility management environment in a hospital / clean room / pharmaceutical will be preferred.
- Pro-active, ability to prioritize work and achieve desired result
- Independent, able to work with minimum supervision and have a good understanding of critical workflow
- Able to communicate and write well in English
- Comfortable to be working in a healthcare environment and commit to 5.5 days work week.
