Looking for dynamic individuals for our Junior Customer Service Executive Position, no experience required, on-job training will be provided.

Duties:

1. Carry out daily logs checks for Deliveries of the day.

2. Handling and managing daily Calls from Customers and directing the individual to the most suitable person in-charge.

3. Filing and documentation of daily sales.

4. Assist the Sales Personnels with documentation location when needed.

5. Making sure delivery orders issued are dispatched, otherwise to inform on outstanding.

6. Check on Outstanding Sales Orders and follow through on reported issues.

7. Be responsible for keeping all documentations in neat order.

Job Description & Requirements

REQUIREMENTS:

• Minimum 2 years' customer service experience
• Enjoys client interaction and service oriented
• Detailed, meticulous and able to work independently
• Ability to multi-task, prioritize, and manage time effectively
• Prior experience in admin/face to face customer service work
• 5 to 5.5 day roster basis, one weekend shift in a month

MAIN JOB SCOPE:

• MOST IMPORTANT: you smile and enjoy interacting with clients because you know you are the first person and the last person they see when a cleint walks through our door!
• Attends and replies to client inquiries and bookings through face to face, WhatsApp, phone call and email.
• Maintain general cleanliness and orderliness of the studio
• Ad hoc task as assigned

Responsibilities:

• Conduct due diligence and checks on new tenants and existing tenants prior to the issuance of Lease offer for new lease and renewal.
• Prepare lease offers & other lease documentations and updating of lease data to system.
• Liaise with external solicitors on preparation of lease documentation for all parties’ execution via DocuSign and monitor status.
• Update Deals Done/Marketing Fee report.
• Notify affected tenants of area after survey – compute revised rent, service charge and security deposit after survey; collect shortfall and up-stamp fee (as applicable); perform lease change to Contract via system.
• Prepare Supplemental letter for lease extension; liaise with tenant on execution of the document; and complete e-stamping in IRAS portal.
• Prepare letter of consent for novation/assignment of lease. Liaise with external solicitor on the preparation and execution of the agreement/deed.
• Generate cashflow from system for monthly rental billing.
• Prepare refund of deposits via system upon lease expiry or earlier lease termination.
• Monitor Gross Turnover Sales Figures (GTO) of retail tenants with GTO component including monthly submission of GTO and yearly submission of audited statement/statutory declaration. Update GTO data in system for billing.
• Submission of quarterly URA survey report via URA website.
• Preparation of any leasing related documentation.
• Any other duties to be assigned by the reporting supervisor as required.

• 2 years contract

• Tanjong Pagar

Working Hours:

• Monday to Friday: 8.30am – 6pm

Salary:

• up to $4000

Requirements:

• Degree / Diploma in Business, Estate Management or equivalent
• Minimum 3 years of relevant experience in the real estate industry, preferably in the leasing sector
• Good interpersonal, written and communication skills
• Team player who is also independent, meticulous and customer service oriented
