Responsibilities:

• Conduct due diligence and checks on new tenants and existing tenants prior to the issuance of Lease offer for new lease and renewal.
• Prepare lease offers & other lease documentations and updating of lease data to system.
• Liaise with external solicitors on preparation of lease documentation for all parties’ execution via DocuSign and monitor status.
• Update Deals Done/Marketing Fee report.
• Notify affected tenants of area after survey – compute revised rent, service charge and security deposit after survey; collect shortfall and up-stamp fee (as applicable); perform lease change to Contract via system.
• Prepare Supplemental letter for lease extension; liaise with tenant on execution of the document; and complete e-stamping in IRAS portal.
• Prepare letter of consent for novation/assignment of lease. Liaise with external solicitor on the preparation and execution of the agreement/deed.
• Generate cashflow from system for monthly rental billing.
• Prepare refund of deposits via system upon lease expiry or earlier lease termination.
• Monitor Gross Turnover Sales Figures (GTO) of retail tenants with GTO component including monthly submission of GTO and yearly submission of audited statement/statutory declaration. Update GTO data in system for billing.
• Submission of quarterly URA survey report via URA website.
• Preparation of any leasing related documentation.
• Any other duties to be assigned by the reporting supervisor as required.

Responsibilities

• Liaise with customers on all orders, such as delivery commitments, pricing and engines status.
• Develop support packages for commercial issues encountered by customers.
• Accountable for accuracy and timeliness of all invoices.
• Ensure payment for completed work is in line with contractual obligation.
• Resolve invoice queries in line with agreed business objectives.
• Administer warranty claims on behalf of customers.
• Ensure customers’ requests/concerns are duly addressed by representing in internal meetings
• Conduct periodic business reviews with customers.
• Manage ad-hoc requests from customers, including organising line support and parts trading.
• Work closely with internal/external stakeholders to identify cost saving opportunities.
• Driving/supporting the identification of activities, measures and projects that are required in the wider business to support continuous improvement.
• Ensure that Customer Business Excellence is delivered throughout the business.

Requirements

• Min degree, preferably in Engineering with two years of experience in aerospace business.
• Excellent team member, proactive in managing issues
• Possess sense of responsibility and ownership in his/her work and results.
• Ability to build relationships both internally and externally.
• Proficient in MS Office applications and Office 365 platforms, experience in SAP will be advantageous.
• Able to work independently in a fast-paced environment.
• Multi-tasking, highly motivated with strong drive to succeed and exhibit a high level of integrity.
