We are seeking an experienced FM and Soft Services Subject Matter Expert to join our team as the Facility Management and Soft Services Director. In this role, you will be responsible for implementing operational solutions, executing strategies, fostering supplier relationships, and delivering exceptional experience services to enhance the workplace experience for our clients' employees and guests. You will work closely with multiple Corporate Solutions clients, developing experience strategies, programming, and service delivery. Services may include reception, concierge, amenities, fitness, food services, event planning, janitorial, and more. Operational Excellence

• Act as the subject matter expert for Facilities Management (FM), Soft Services, processes, and best practices in the APAC region, and additional support globally.
• Collaborate with multiple teams to provide consultation and guidance on FM strategies, standards, and operational excellence.
• Stay updated with industry trends, regulations, and emerging technologies in FM to identify opportunities for improvement and innovation.
• Analyze current FM practices and develop recommendations for enhancing efficiency, cost optimization, and sustainability.
• Provide “thought leadership” and support in the development and implementation of standardized FM processes, policies, and procedures.
• Serve as a key point of contact for APAC region stakeholders, including clients, vendors, and internal teams, ensuring effective communications and resolution of FM-related issues.
• Collaborate with cross-functional teams to support business development efforts by contributing FM expertise to proposals, RFPs/RFQs, renewals, and client presentations.
• Assist in training and mentoring junior FM professionals by conducting workshops, seminars, and knowledge-sharing sessions.
• Participate in industry events, conferences, and forums to represent the company and stay updated on market insights and competitor activities.
• Act as a liaison between regional FM teams and global FM leadership, identifying areas of alignment and driving consistency in service delivery across the APAC region.

Experience Management

• Works collaboratively with account teams and clients to understand their overall IFM goals and objectives and creates comprehensive strategies that enhance employee engagement to increase productivity and attract and retain talent
• Develops proposals and solutions that drive results for our clients and JLL

• Participate in client workshops and solution sessions as needed

Qualifications

• Bachelor’s degree
• 10+ years prior experience in Soft Services, Facility Management or Operations, and/or knowledge of commercial real estate or hospitality industry, preferred
• Proven leadership skills with the ability to manage multiple priorities and deliver results in a fast-paced, heavily matrixed environment
• Self-directed with a high energy level, track record of initiative, integrity, and sound judgment
• Ability to present in front of many different types of clients and flexibility with presentation style
• Highly collaborative approach to business with strong interpersonal skills and the ability to influence others
• Ability to gather data, assess situations and quickly develop solutions with a strong analytical/financial aptitude
• Excellent verbal and written communication skills with the ability to communicate in a clear, concise, professional manner
• Demonstrated ability to achieve results through team members, in a heavily matrixed organization, without direct management responsibility
• Proficient skills in Microsoft Office (Excel, Word, PowerPoint, Teams, and Outlook).

Job Description

• Lead and manage facility teams, including senior managers, managers, executives, supervisors, technical officers, technicians, and support staff, to ensure a cohesive and efficient workforce.
• Ensure compliance with health and safety regulations within the facilities by implementing measures to mitigate risks and maintain a safe working environment.
• Oversee the management of all operators and contracts, ensuring premises are well-maintained and meet contractual requirements.
• Ensure that all maintenance and work programs outlined in the project are carried out within the agreed response, delivery, and completion times.
• Take responsibility for preparing tender specifications, post-contract, and renovation projects.
• Prepare monthly reports and conduct regular meetings with operational teams, management, vendors, and clients.
• Manage budgets effectively, allocating resources efficiently, and anticipating possible delays and budget overruns.

Requirements:

• Possess at least 15 years of experience in related Facility Management or equivalent.
• Hold a minimum Diploma/Degree in Architecture, Engineering, Real Estate, Building/Facilities Management, or equivalent.
• Demonstrate strong analytical and organizational skills with the ability to work independently and meet challenging goals within tight timelines.
• Leadership ability and capacity to work under pressure in a complex environment.

The Opportunity

A new, exciting opportunity has arisen at Teva Pharmaceuticals for an experienced Facilities Manager to join us as the Associate Director, Facilities Management for APAC cluster. As the APAC Associate Director Facilities Management, you will be responsible for the strategic oversight of facilities, real estate and physical security services for all sites in our APAC region in order to support business operations. Your key focus will be to support governance over the management of hard/soft services and projects, drive continuous improvement across all sites and strengthen relationships with customers.

Facilities Management Services include but are not limited to hard services such as the maintenance, installation and construction of building systems and infrastructure such as electrical, plumbing and mechanical systems and utilities. It also includes soft services including security, cleaning, food services, waste management, pest control, uniforms, etc.

In this role, you will be reporting to the Senior Director, Regional Facilities Management, International Markets.

How You’ll Spend your Day

As the APAC Associate Director Facilities Management, your responsibilities include:

• Provide strategic support for the team overseeing all facilities and physical security operations
• Leads changes for assigned sites in accordance with the strategic initiatives within Global Facilities Management (GFM) and TEVA
• Assist sites during the development of annual budgets for operational and capital expenses, to reach cost reduction targets set by the Business and Teva
• Monitor Facilities service levels in line with SOPs, SLAs, and KPIs in order to support business operations and reach service improvement targets
• Engage with all relevant stakeholders on a reoccurring basis including with relevant business manager to align on goals and work plans, and coordinate with other functions (i.e. Corporate Security, EHS, etc.) to meet business needs
• Oversee regional strategic projects (opening and/or closure of sites, construction, relocating sites, technology-related projects, etc.)
• Ensures compliance with Teva and GFM policies, procedures, operating plans and SOPs
• Support the VP GFM with the implementation of strategic plans and initiatives for assigned sites
• Identify operational requirements and solutions for upcoming issues and problems (bottlenecks) on various organizational levels:Acting as FM interface and supporting synergy on projects with the local, regional and global support teams
  Visiting sites and audit services or service providers
  Requesting changes of the service providers contracts and renegotiating their contracts with support of the TEVA Procurement team
  Representing FM in the new facilities planning, decommissioning, consolidation and upgrade projects to make sure that the FM requirements are achieved, and business needs met
  

Your Experience and Qualifications

• Degree qualified
• Minimum 7 years’ experience in Facility management including management of budgets, soft & hard services, and capital projects
• Experience with Manufacturing, R&D, and Distribution operations at a pharmaceutical or other regulated company preferred
• Well-developed leadership skills coupled with outstanding people, communication, and problem-solving skills
• Proven ability to initiate, manage, and successfully implement significant change processes
• Strong ability to develop presentation/business cases and present to all levels of management
• Financial oversight experience
• Team player, service orientated, supportive and has an ability to create strong networks within a matrix organization
• Management of an organization in a state of uncertainty and regular change while being flexible to meet the requirements of the customer and business
