Job Summary:

We are seeking a hands-on and skilled Building Supervisor / Senior Technician to perform and oversee the maintenance and repair of building systems within our property. The ideal candidate will have strong technical expertise and a proactive approach to ensuring the smooth operation and safety of our facilities, and the ability to manage a team of technicians. This role reports directly to the Property Manager.

Key Responsibilities:

1. Facility Maintenance & Repairs

• Assist term contractors to perform maintenance and repair of building systems, including electrical, mechanical, plumbing, and ACMV systems.
• Conduct routine inspections to identify issues and execute timely repairs.
• Assist in implementing preventative maintenance schedules to ensure equipment reliability.

2. Operational Support

• Respond promptly to maintenance requests and emergencies.
• Monitor building systems and report any operational inefficiencies or malfunctions.
• Ensure the upkeep of common areas and equipment to maintain high standards.

3. Vendor Coordination

• Support coordination with external contractors for specialized repairs and services.
• Monitor contractor work to ensure adherence to specifications and quality standards.
• Assist in tracking and verifying completed work by vendors.

4. Compliance & Safety

• Ensure maintenance activities comply with safety standards.
• Maintain records of inspections, repairs, and safety checks.
• Identify and report safety hazards, recommending corrective actions.

5. Documentation & Reporting

• Keep accurate records of all maintenance and repair activities.
• Provide regular updates on building conditions and completed tasks to the Property Manager.
• Assist in inventory management of tools, equipment, and spare parts.

Qualifications & Requirements:

• Diploma or National ITE Certificate (Nitec), or Higher National ITE Certificate (Higher Nitec) in Electrical, Mechanical, or Building Services Engineering.
• Minimum of 10 years of experience in building maintenance or a similar role.
• Strong technical knowledge of electrical, mechanical, plumbing, and ACMV systems.
• Familiarity with Singapore’s building codes, regulations, and safety standards.
• Excellent problem-solving skills and attention to detail.
• Ability to work independently and as part of a team.
• Good communication and interpersonal skills.
• Basic proficiency in facility management software and Microsoft Office Suite is a plus.

Job Responsibilities:

• Installation, termination and performing the electrical wiring for control panel, instruments and machine per drawing.
• Assembly and installation of the components and fittings.

Work Scope:
