5. Stay on budget

Construction projects are commercial endeavours. As the project manager, you need to keep the money in mind while planning the whole project and work. The key is in estimation. There are software that could help you get the job done more effectively.

When the project starts, you are the one who needs to make sure the crew doesn’t go above the budget. See costs, estimate, compare and cut unnecessary costs to stay within budget limits.

6. Keep client and your boss on the loop

No one is on the construction site except you and your team. The project manager is the boss, but he has someone above him. Most of the project managers do things on their own. They forget that they need to update the client and his boss about the progress of the project. Or, the thing that I hate the most, they hide things from the client/boss when something is not going according to plan. The project ends up with a huge failure because of that.

If an issue comes up, the project manager’s work is to inform all parties with how this will affect timing, extra costs and how he plans to fix/adjust that.

7. The dispute manager

Playing the role of a project manager is probably the same as playing a dispute manager. Putting everything under control is a key. Sometimes it requires you to be the judge who will bring order in the courtroom (construction site).

The construction project manager resolves many disputes that could come on his construction site. Disputes could come in different forms:

• Between fellow construction workers
• Subcontractors
• The client
• Third parties
• Within the project management team

8. Draft contracts

All the work that needs to be done in the project should be written in a draft contract. That’s the contract between the owner and builder. That’s the contract all construction project managers know about. However, there are more that need to be handled by the PM.

I’m talking about the draft contracts with:

• Materials suppliers
• Subcontractors (electricians, carpenters, heating and cooling professionals)
• Other third parties involved in the project

Keeping all these parties covered with draft contracts is important for completing the whole puzzle called construction project.

9. Manage risks

This is more like a skill every successful project manager needs to have. It was really hard for managers to manage risk. Now there are software helpers that could help him do that more efficiently. Knowing the possible risks and informing the builder and client about that, can reach a mutual agreement of how this risk could be handled or shared.

• Responsibilities
• Prepare, schedule, coordinate and monitor the assigned engineering projects
• Monitor compliance to applicable codes, practices, QA/QC policies, performance standards and specifications
• Interact daily with the clients to interpret their needs and requirements and represent them in the field
• Perform overall quality control of the work (budget, schedule, plans, personnel’s performance) and report regularly on project status
• Assign responsibilities and mentor project team
• Cooperate and communicate effectively with project manager and other project participants to provide assistance and technical support
• Review engineering deliverables and initiate appropriate corrective actions
• Requirements
• Excellent knowledge of design and visualisations software such as AutoCAD
• Advanced MS Office skills
• Familiarity with rules, regulations, best practices and performance standards
• Ability to work with multiple discipline projects
• Project management and supervision skills
• Decision making ability and leadership skills
• Time management and organization skills

• Responsible for pre-contract and post-contract quantity surveying duties for MEP Works including preparation of cost estimates, procurement and tendering, tender evaluation, cashflow forecast, contract administration, variation, final account, etc.
• Manage the MEP Works taking off from drawings and pricing for cost estimates, tender documents, etc.
• Leading and coaching junior staff in delivery of services, including checking on the works done by junior staff
• Collaborate and develop good relationship with clients and stakeholders internally and externally
• Measuring and taking off quantities, liaising and negotiate with sub-contractors and suppliers
• Attend meetings and site inspections when required
• Comply with the Company’s QA requirements and best practice
• Establish client’s requirements and undertake feasibility studies
• Attend onsite and consultants’ meetings and liaise with clients, architects and associate consultants in the administration of projects
• Able to Source and Liaise with Site Personnel, Suppliers, Sub-contractors, Consultants and/or Architects for all project-related matters.
• Interpret engineering drawings and specifications to calculate project costs
• Prepare various contracts and nominated sub-contracts for tender and contract formalization
• Measure and take off quantities for architectural and structural work elements
• Administer pre and post contract and consultancy work
• Assess variation orders, prepare interim valuations, cost plans and budget studies
• Valuing completed work and arrange payments
• Provide advice on contractual claims

Knowledge/ Skills/ Abilities:

• Good verbal and written communication skills.
• Good working knowledge of contract/ commercial law.
• Good knowledge of construction products and materials.
• Ability to interact with various stakeholders, such as suppliers, vendors, contractors, clients, etc.
• Strong time management skills with exceptional attention to detail and ability to manage multiple tasks/ projects at one time.
• Strong organizational and interpersonal skills.
• Ability to understand and analyse construction costing information.
• Ability to maintain confidentiality, impartiality and discretion.

Job Requirements:

· Candidate must possess at least a Bachelor’s Degree/ Diploma in Electrical Quantity Surveying or its equivalent.

· 5 years and above experience as QS in Singapore.

· Proven ability in contract negotiation, contract administration & variation orders

· Competent in software skills MS Office and AutoCAD.

· Able to work independently, be meticulous, analytical with excellent problem-solving skills, proactive, a good team player & able to meet tight deadlines

· Able to start work immediately is an advantage

Job Description:

• Responsible for planning, managing and ensuring smooth implementation and monitoring of projects assigned from inception to completion within the specified timeframe and of the desired quality.
• Liaise with authorities, consultants and subcontractors.
• Implement architectural and structural works.
• Good communication skills to enhance good team working spirit.

Requirements:

• Experience in management of projects will be advantageous.
• Recognized degree in Civil/Structural Engineering by P.E. Board / BCA.
• Initiative, self-motivated, possess a strong drive with high responsibility and result oriented.
• Preferably 1 - 5 years working experience in Civil & Structural works.
• Experience in engineering software and AutoCad would be an advantage.
