Job Description & Requirements
Condominium located near Yew Tee MRT area has 1 position for Condo Manager. You will be deployed on site, and be accountable for the daily operations of the estate. The working hours are 9:00am-6:00pm on weekdays, and 9:00am to 1:00pm on alternate Saturdays. There will be a team of 6 staff on-site, who will rotate to operate the office on Saturdays.
Responsibilities and Essential Functions:
- Plan and control all activities pertaining to the effective daily maintenance and management of the condominium.
- Plan deployments and preventive maintnance schedules as well as monitor the efficiency, lifespan and warranty periods of equipment.
- Liaise with end users, contractors, vendors, consultants, and relevant authorities with respect to technical & maintenance services, repairs, installation, fabrication, renovation & reburbishing works, regulations and the service & repair warranties of equipment.
- Put up and review proposals on technical specifications. Source for, evaluate and recommend quotations for new equipment, repair or replacement.
- Ensure compliance with all statutory regulations, and House Rules.
- Assist in general office duties, including recording of minutes in meetings, updating various records, replying to correspondence, and relaying complaints or feedback to respective service providers.
- Manage arrears by the subsidiary proprietors, and assist in legal action where necessary.
- You will also set up the emergency response team and the various SOPs. The SOPs are meant for the various vendors who send their regular or relief staff to the condominium, to carry out the daily work in accordance with the requirements of the estate.
- Be a team leader for a team of 3 full-time staff deployed at the condominium, aligning the team’s performance to meet the Council’s target outcome, and align the work attitude with the Council’s objectives. The monthly incentive will be tied to the Council’s monthly review.
Requirements:
- Diploma or Degree in Building Management / Facilities Management
/ Engineering, or relevant certificates with 3 years of relevant work experience.
- A team player with good interpersonal skills.
- Meticulous, with attention to details.
- Good working knowledge of the Building Maintenance and Strata Management Act.
- Good service attitude, and able to handle complaints. Passion for estate management work.
- When necessary, willing to work beyond normal hours and on weekends or public holidays. Off-in-lieu will be provided.
- Proficient in Microsoft Office, especially Word and Excel, efficient at using Condo apps such as iCondo or HiLife.
- Experience with mechanical/electrical installations and systems is an advantage (e.g. ACMV, lifts, fire protection, electrical DB, pool pumps, sump pumps, ejector pumps, booster pumps, water tanks, etc).
- Singapore Citizen or PR.
