Job Responsibilities:

• Providing support for business application operational issue.
• Work together with cross-functional teams, vendors/business partners to ensure successful implementation.
• Research and explore more Application Technologies, Functionality and availability.
• Coordinate and support User Acceptance Testing (UAT) with business users.
• To participate, coordinate and support for implementation and post-implementation of new requests.
• Provide training to users, as and when needed, using the available training materials and UAT documents. Transfer of knowledge and provide training to users to build additional capacity

Job Requirements:

• Candidate must possess at least Bachelor’s degree in computer science, Information Technology, or related field.
• At least 1 to 3 Year(s) of working experience in the related field is required for this position.
• SAP Functional module certification is an added advantage.
• Proficiency in requirement gathering techniques, documentation, and modelling tools.

Job Summary

As an Operations Executive dedicated at our Rise Above Halfway House, your primary objectives are to ensure the safety, security, and smooth functioning of the halfway house day-to-day operations. Your role encompasses a range of responsibilities aimed at maintaining a secure environment for residents, staff, and visitors.

Job Responsibilities

• Ensure the overall security of the premises by following the Halfway House’s SOPs to prevent unauthorised access and mitigate potential risks
• Oversee and actively contribute to the smooth running of operations (24-7 operations)
• Conduct regular patrol to identify and address any security vulnerabilities
• Maintain an updated log of security matters, ensuring accurate documentation
• Ensure seamless handover and takeover of shifts, fostering a smooth transition between operational periods
• Monitor and control access points to maintain a safe and secure environment
• Facilitate the secured entry and exit of residents, staff, and visitors to the Halfway House
• Conduct routine security checks using handheld metal detectors and perform bag searches
• Prioritise the overall safety and well-being of residents, and attending to any emergency needs promptly
• Assist in the issuance of meals and, when necessary, facilitate the distribution of medications to residents
• Act as the first point of contact for any incidents during your duty period
• Promptly report all incidents to the management, providing detailed and accurate information for further action

Job Scope:

1. Leasing:

• Oversee lease renewals and work closely with property agents to ensure effective negotiations.
• Act as the representative of the Group and Leasing in negotiations to achieve optimal rental yields, considering market dynamics and budgetary constraints.
• Conduct thorough background checks on prospective tenants, including credit assessments and verification of ACRA and criminal records, to meet company standards.
• Manage and finalize all contractual documentation, collaborating with legal advisors and the Contracts Manager when needed.
• Maintain regular communication with clients during their lease term to resolve any issues and provide support.
• Partner with internal teams, including Operations, Property Management, Store Design, Marketing, and Finance, to ensure a collaborative and beneficial relationship between landlords and tenants.

2. Additional Responsibilities:

• Support subsidiaries in scouting and securing venues for short-term pop-up stores or atrium events.
• Perform any other duties as assigned by management.

Job Requirements:

• Minimum Diploma in Marketing, Business Management/Administration, Real Estate, or a related field.
• Preference for candidates registered as Salespersons under the Estate Agents Act (EAA) or those who possess qualifications equivalent to the Real Estate Salesperson (RES) examination.
• A minimum of 1 year of relevant experience in leasing, business development, or a similar area.
• Strong understanding of the real estate sector, along with a well-established network of contacts.
• Exceptional communication and negotiation skills, with a friendly and professional demeanor.
