• Hands-on perform routine/periodic inspections, monitoring and checks on a variety of building services/facilities
• To perform Installations, troubleshooting, preventive & corrective maintenance work on Air-Conditioning, mechanical ventilation systems and electrical systems – power & lighting, fire protection system, building management system, plumbing & sanitary system
• Attend to breakdowns, complaints/feedbacks, tenant service calls on building services/facilities, perform relevant repair works and follow up with the submission of relevant service/maintenance reports to the Manager
• Inspect, supervise and check on contractors and ensure that all maintenance, repair and replacement works and services undertaken by them are carried out properly and satisfactorily in accordance with the designated work scope and specifications;
• Supervise works carried out by contractors to ensure compliance with a method statement, risk assessment and workplace safety.
• Hands-on and able to carry out handyman and breakdown maintenance works
• To certify completion of jobs undertaken by contractors.
• Check and keep stock of inventory and submit requests for purchases.
• Lead a team of technicians in attending to all M&E and operational issues
• Drafting the scope of work for quotation/tender for ad-hoc repair works including putting up memo/PO for manager’s approval.
• Ensuring the repair works are properly executed and completed according to requirements and certified for payment
• Ensure M&E systems are serviced accordingly to the term contract schedule and scope of work.

• Lead a team of experienced Building Executives in managing the building operations and facilities
• Manage, supervise and check on the quality of work delivered by the team and vendors.
• Ensure that the routine maintenance works and services are carried out satisfactorily and adequately.
• Conduct regular inspections to ensure that the building is in good condition,
• Follow up with rectifications and make recommendations.
• Prepare budget planning,management reports, contracts review, vendor performance evaluation and monitoring the general building repairs and defect works.
• Work closely with the M&E team to manage the building’s facilities and equipment.
• Prepare, call, evaluate, and administer quotations and tenders for preventive & corrective maintenance, repairs & replacement works, services and supplies, and advise on selecting suitable vendors specialists and award such quotations and tenders.
• Participate in the building’s Green Mark upgrading standards and requirements, and update the building’s policies and compliance regularly.
• Conduct regular inspections of The fire protection facilities and systems
• Budget Control and Preparation For Operations and Capital Expenditures
• Liaise with all relevant authorities on the Building, apply and obtain all necessary licenses and certificates.
• Manage and maintain proper records, files, correspondence and documents.
• Attend to any other duties as and when required by the Management.

Requirements

• Recognised degree in Building Management, or equivalent
• At least 5 years of working experience in a similar capacity
• Strong leadership, good interpersonal and communication skills
• Customer service oriented with a positive attitude
• Good team player and able to work independently

Job Descriptions :

• Ensure that all assigned or routine jobs, maintenance, repair and replacement works and services undertaken by the M&E team are carried out properly and on schedule
• Conduct checks on installations, troubleshooting, preventive and corrective maintenance work on air-conditioning & mechanical ventilation system, electrical system
• Regular inspection of M&E facilities to ensure that the facilities are in satisfactory and serviceable condition and where necessary, follow up with rectifications or recommendations for rectifications to the Management
• Inspect, supervise and check on vendors and M&E technicians and ensure that all maintenance, repair and replacement works and services undertaken by them are carried out properly
• Able to draw/sketch simple M&E design, read and interpret drawings and plans submitted by tenant for renovation and reinstatement works
• Liaise with contractors on rectification & maintenance work and certify completion of jobs.
• Ensure that all contracted works comply with specifications and statutory requirements.
• Prepare and issue Purchase Requisitions and Purchase Orders for procurements and submit maintenance and incident reports accurately
• Check and verify attendance of M&E technicians and contracted staff, compute and document any non-punctuality or shortfalls.
• Arrange and attend regular meetings with key service providers, vendors/contractors, prepare or review minutes of meetings and follow up on outstanding matters or course of actions.
• Manage and maintain proper records, files of correspondence, documents and materials pertaining to Building.
• Control and manage use of common amenities and facilities in the Building. Attending to all emergencies.
• Attend to and document walk-in or telephone enquiries, feedback or complaints and follow-up with relevant recommendations or course of actions.
• Maintain good rapport with tenants and attend to their feedback. Manage tenants’ requests for M&E services.

Requirements

• Degree in Mechanical / Electrcial field, or equivalent
• Fire Safety Manager Certification would be an advantage
• At least 5 years of working experience in a similar capacity
• Able to lead a team of 5 to 10 members, which include executive and technicians
• Good interpersonal and communication skills, both written and spoken
• Good team player and able to work independently

Job Descriptions :

• Daily inspection of the building to ensure that it is in satisfactory and serviceable condition, and where necessary, follow up with rectifications or recommendations to the Management.
• Work functions may include security management, cleaning, landscape, waste management, irrigation system, lifting system, carpark system, building defects and repair, etc. and overseeing the fire & safety matters
• Control and manage the use of common amenities and facilities in the Building.
• Ensure building components are serviced regularly by term contractors according to schedule and scope of work.
• Conduct regular inspections to ensure that the building is in good condition
• Follow up with rectifications and make recommendations to the Management.
• Coordinate with the M&E team on the required testing or inspection to be carried out during the unit's fit-out and reinstatement work.
• Act as Company’s Emergency Response Team (CERT) member for the development
