Job Summary:
We are seeking a highly driven and experienced Department Leader to spearhead the expansion of KKV Singapore's retail footprint. This key role will involve overseeing all aspects of store development, from site selection and negotiation to store launch and ongoing optimization. The ideal candidate will possess a strong understanding of the retail landscape, proven negotiation skills, and a passion for driving growth within a dynamic and fast-paced environment.
Key Responsibilities:
Store Development and Expansion:
- Lead and manage the entire store opening process within your assigned region, from initial site selection and lease negotiations to store launch and post-opening optimization.
- Develop and implement expansion strategies aligned with KKV's overall business goals.
- Manage relationships with landlords and shopping mall representatives to secure favorable lease terms and prime retail locations.
- Oversee the construction and fit-out of new stores, ensuring timely completion and adherence to KKV's brand standards.
- Monitor and analyze key performance indicators (KPIs) for new stores, identifying areas for improvement and implementing corrective actions.
Market Analysis and Competitive Intelligence:
- Conduct thorough market research and analysis to identify optimal locations for new stores.
- Monitor competitor activity, including sales data, distribution strategies, and market trends.
- Identify emerging opportunities and threats within the retail landscape.
Relationship Management:
- Build and maintain strong relationships with key stakeholders, including landlords, shopping mall management, and other business partners.
- Negotiate favorable terms and conditions for lease agreements and other commercial arrangements.
Store Optimization:
- Analyze store performance data (e.g., sales, costs, EBITDA) for stores opened within the past 3 months.
- Identify opportunities to improve efficiency, reduce operating costs, and maximize profitability.
- Implement strategies to optimize store operations and enhance the customer experience.
Job Requirements:
- Bachelor's degree in Business Administration, Real Estate, or a related field.
- Minimum 5 years of experience in retail expansion, with at least 2 years of experience in overseas chain store expansion.
- Demonstrated success in securing prime retail locations and negotiating favourable lease terms.
- Proven ability to manage multiple projects simultaneously and meet tight deadlines.
- Strong analytical and problem-solving skills, with the ability to interpret data and make informed decisions.
- Excellent communication, interpersonal, and negotiation skills.
- Ability to work independently and as part of a team.
- Flexibility to work a rotating retail schedule, including weekends and public holidays.
- Willingness to travel domestically and internationally as required.
- Experience in the fast-moving consumer goods (FMCG) or new retail market is highly desirable.
- Existing relationships with shopping mall representatives in overseas markets are a significant advantage.
