Job Description

1.Tenant Onboarding/Offboarding

• Assist the Leasing Team in preparing the vacant units for viewing with prospective tenants and ensure that the whole experience of the viewing session is seamless
• Monitor and coordinate with the Operations Team to ensure timely handover of vacant units to Tenants

2. Tenant Communication and Feedback Management

• Manage communications with existing tenants (circulars, etc)
• Coordinate dissemination of circulars to tenants where necessary
• Coordinate with the Operations Team for timely resolution of Tenants’ feedback

3. Visitor Management

• Assist with the management of the concierge team
• Provide lobby presence during peak hours to greet and assist tenants and visitors at the concierge

4. Tenant Engagement

• Organise regular check-ins with existing Tenants and serve as an avenue for regular contact
• Responsible for the execution of tenants’ engagement activities or events, including preparation of related publicity and outreach materials
• Conduct regular survey to understand performance gaps and develop improvement plans

Job Requirements

• Degree or diploma in Hospitality Management, Estate Management or equivalent
• Minimum 2 years of relevant experience in similar role
• Prior working experience in hospitality, airlines or Grade A commercial property preferred
• Event management and project coordination skills
• Strong analytical, interpersonal and communication skills
• Confident, positive disposition, resourceful and good team player
• Good command of English and able to articulate and communicate clearly both verbally and written
• Ability to multi-task, meticulous with an eye for detail

Job Desciption

• Report to Executive, Building Services
• Supervise contractors performing all building maintenance and repair to ensure compliance with contractual agreements and safety regulations
• Oversee and check on tenants’ fitting-out and reinstatement works

- Identify and report any non-compliance with building regulations or safety standards

- Conduct inspections of reinstated units before taking over

• Prepare vacant units for hand over, ensuring they are in good condition and assist in the handover and takeover of premises to and from tenants
• Attend to building maintenance and repairs in common areas and tenanted premises
• Provide technical supports to the department in areas including

- Fire Evacuation Exercises – part of CERT and/or assist in fire drills

- Emergency Works – respond to any emergency maintenance and repairs

- Other Building Works – assist in any other building-related works as required

• Perform any other duties assigned by the company and/or department from time to time

Job requirements

• Higher Nitec in Facilities Management or Nitec in Built Environment
• Minimum 3 years of experience in building maintenance, facilities management, or a similar role
• Ability to supervise contractors and ensure compliance with safety standards
• Ability to perform physical tasks as required by the role, including lifting, climbing and work at height
• Require to perform half day of work on alternate Saturdays

Role

A member of Building Management Services reporting to Operations Executive and/or Operations Manager.

Responsibilities and Tasks

1) Reporting to Operations Executive and/or Operations Manager.

2) Ensure the smooth operation and maintenance of ACMV equipment (ie. Chillers, Cooling Towers, pumps, AHU, FCU & etc are functions as per scheduled).

3) Maintain/repair plumbing & sanitary systems to avoid water damage and restore full use of water fixtures if required.

4) General maintenance/repair of electrical fixtures and fittings.

5) General maintenance/repair of wall, ceiling and floor finishes.

6) Act as a member of Company Emergency Response Team (CERT) for Tier 1 HRI building.

7) Monitor all work being performed by term contractors & tenant’s service contractors, tenant’s fit-out and reinstatement works.

8) Attend to tenant’s request and feedback.

9) Responsible for alerting the management of any unusual occurrence or damage that have taken place or that may occur (ie. faulty of lifts, escalator, ejector pumps).

10) Any other duties as assigned by management.

Requirements

1) Minimum 3 years of experience in a retail mall/office/hotel with sound technical knowledge of building services (M&E).

2) Higher Nitec in Facility Management or Nitec in Built Environment (Mechanical & Electrical Services).

3) Candidates with Certificate of WSQ Respond to Fire Emergency in Buildings (RFEB) course, and Certificate of CERT First Aid with CPR and AED course will have added advantage. Training will be provided to candidates without this.

4) Basic knowledge in MS Office.

5) Solid understanding of general maintenance procedures and techniques.

6) Effective problem-solving abilities with excellent communication skills.

Responsibilities:

• Responsible for daily operations of the information counter, attend to customers enquires and assist with shopping mall's promotions and redemptions.
• Handle face-to-face and phone calls feedbacks.
• Assist in planning the duty roster and supervising the customer relations officers.
• Trains new staff with customer service policies, procedures, and best practices.
• Manages accurate inventory of promotion marchandise.
• Raise work order whenever tenants request for technical assistance.
• Handle daily redemption and settlement of Marina Square Gift Voucher (MSGV) for credit cards reward program.
• Perform mall gift voucher sales transactions and be responsible for reconciliation of daily sales takings.

Job Requirements:

• Minimum 'N' / 'O' / 'A' / Diploma level holder.
• Minimum 2 years supervisory experience in frontine customer service or hospitality industry perferred.
• Good oral and written communications skills.

Job Responsibilities

• Support Procurement processes including sourcing, quotation/tendering, validating Purchase Requests and creating Purchase Orders.
• Assume the role of Document Controller for the uploading of documents and ensuring accuracy and controls are in order.
• Collate information of properties and monitor progress to ensure data are submitted promptly and accurately.
• Monitor progress of key projects and initiatives to ensure timely completion or prompt actions to be taken to address any lapses.
• Collate information and/or prepare presentation slides for monthly meeting.
• Monitor OPEX and CAPEX cost expenditures against budget for all the properties.

Job Requirements

Job Description

1. Conduct daily inspection of the building and ensure works carried out by the service providers such as cleaning, security, landscape contractors, etc are satisfactory.
2. Report and raise Work Requisition Form (WRF) on any defect and tenants’ requests. To monitor the works progress till completion.
3. Attend to tenants’ queries and feedback and work closely with them.
4. Ensure contractors report to BMS prior to carrying out renovation and reinstatement works at the tenant premises and common areas.
5. Coordinate and maintain the building signage such as the main and sub-directories.
6. Assist on viewing of units by prospective tenants.
7. Coordinate and supervise the Term Contractors for building and M&E services.
8. Assist in administrative works such as proper filing of documents and delivering of letters / circulars to tenants.
9. Manage the keypress.
10. Work closely with technicians on stocktaking of building parts inventory.
11. Assist in fire drill and conduct public announcement on PA system, etc.
12. Travel to other assigned buildings as and when required.
13. 11. Any other ad-hoc duties assigned by the Management.

Job Requirements

• Minimum GCE 'N/O' level or equivalent
• Candidates with at least 5 years of relevant experience in Facilities Management or in Real Estate industry preferred.
