Supporting and implementing strategies to maximise rental and occupancy of the properties within the Company's assigned portfolio.
Securing new tenancies, identifying market segments and prospects, managing lease renewals with existing clients, and liaising with property agents.
Conducting market research of competitors and market benchmarks of rentals and occupancy cost.
Maintaining good relationships with tenants and prospects.
Complete all necessary contractual paperwork and handover of units to new tenants.
Detailed Job Scope
1.Leasing
Scout and prospect for new tenants/licensees that is overall beneficial to both branding and commercial aspects of the assigned Group’s properties and leasing business of it’s subsidiaries.
Manage lease renewals with existing clients and liaising with property agents.
Represent Group and CKTL Leasing for negotiations to achieve and secure maximum yield of rental units based on pricing, budget and market.
Run background checks on potential tenants to evaluate their credit status, ACRA and criminal record to determine if they meet company requirements.
Oversee and complete all necessary contractual paperwork and handover of units to new tenants/lessees, including lawyer’s consult and with lawyers and CKTL’s Contracts Manager if required for matters relating to CKTL Leasing.
Maintain contact with clients during their tenancy period to aid them in the resolution of arising matters.
Work closely with internal stakeholders of Operations, Property Management, Store Design, Marketing and Finance teams to ensure win-win relationship between landlord and tenants during tenancy periods.
2.Others
Support subsidiaries in scouting and securing of new short-term pop-up stores or atrium events locations.
Any other assignments.
JOB REQUIREMENTS :
Minimum Diploma holder in Marketing, Business Management/Administration/Real Estate or any other relevant degree in this area.
Candidates who are registered as Salespersons under the Estate Agents Act (EAA) or possess qualifications equivalent to Real Estate Salesperson (RES) examination will have added advantage.
Minimum 1 years of relevant experience with leasing, business development etc.
Sound understanding of the real estate industry with some network of contacts.
Pleasant and a flair in communication and negotiation skills.
Incumbent to be able to identify contract/business risks.
