Job Description
Responsible in quantity take off, preparation of Bill of Quantities (BOQ), tender and contracts preparation, cost activities, process progress claims, payments and preparation of final accounts.
Administer to ensure completeness and timely submission of tender bids and quotations.
Responsible for all pre and post project contracts administration for Clients and Sub-Contractors, including not limited: preparation of interim valuations, pricing and agreement of contract, prepare payment certificates and keep track of variations to the contract that may affect costs and profitability.
Liaise and coordinate with Clients’ and Sub-Contractors’ Professionals, Technical and/or Site Team on site documentation, shop drawings for submission and approval.
Review and prepare contracts/agreements and coordinate for award of sub-contractor work and ensure return of duly signed Sub-Contractors’ Agreements, Contracts or Work Orders.
Work closely with our Operations Team to identify and evaluate progress work done, any work variations for both subcontract and main contract works.
Provide Project budgeting and costing reports. Track changes in design/construction work and adjust budget projections accordingly.
Good knowledge in building construction works, Conditions of Contract, Forms of Contract, construction laws and requirements.
Provide all relevant information to the Managing Director and Management Team for their reviews and follow-up on any tasks required by them.
Assist the Project Team, Management and/or the Managing Director in contractual and cost related issues, and a range of other duties as and when required.
Prepare and finalise subcontract and main contracts outstanding progress claims and final accounts; including contract administration for variations.
Be responsible in maintain proper documentation for easy retrieval.
Any other reasonable duties as assigned.
Requirements
Minimum Diploma, Advanced/Higher/Graduate Diploma, Quantity Surveying or Project or Construction Management or its relevant
Minimum 3 years of working experience in the construction QS. Fresh candidates are welcome as well as training provided
Work independently with minimum guidance and under pressure to meet tight deadlines.
Highly motivated, self-driven with initiatives; good communication and coordination skills
Have good knowledge of the market updates and construction cost trend
Strong negotiation to liaise with contractors/sub-contractors/vendors and good interpersonal skills and a team player
Attention to detail and methodical approach to work
Proficient in MS Office software and the relevant application

Ensure project complies with legal requirements, building & safety codes as well as other regulations define by Singapore Building Construction Authority (BCA) and redesigning work flow and processes if necessary to mitigate safety risks.
Main point of contact and liaison between project teams and the client's representatives, consultants and relevant authorities.
Implement effective contract and claim management to increase the contractual margin and protect Company against liability claims.
Oversee the planning and delivery of works projects from beginning to end.
Attend regular meetings with the consultants or clients to update on the progress.
Manage and oversee day-to-day construction management of the project and sub-contractors’ performance.
Monitor and report project details, including progress, risks and opportunities in a timely manner.
Interpret and explain contracts and technical information to different trade contractors & site workers.
Define clear roles & responsibilities and deliverable requirements in terms of both scope and schedule to all the trade contractors.
Report on daily work progress status.
Lead and supervise construction personnel on site to ensure construction activities carry out properly and timely.
Manage and forecast monthly progress claim and expenditure budget to ensures it achieves beyond target profit margin.
Assist to the Senior Project Manager and any other job related adhoc duties.
Requirements
Have working experience in A&A, R&R, General Building Work & Civil Works
Possess good leadership and organizing skills
Hands-on person and able to work independently,
Proficient in computer skills such as Microsoft Project /Word/PowerPoint/Excel etc
Candidate must possess at least a Degree in Engineering (Civil) or equivalent.
Preferably with Singapore Class 3 driving license & Own Vehicle
