We are seeking a highly motivated and detail-oriented Property Executive to assist in managing and optimizing a portfolio of properties (residential/commercial/industrial) and evaluating new property development or value-add opportunities. The successful candidate will work closely with property managers, tenants, investors, and other stakeholders to ensure the effective operational and financial performance of real estate assets. This role will assume a blend of administrative tasks, financial and investment analysis, feasibility studies, property management support, and strategy implementation.
1. Key Responsibilities: Property Portfolio Management:
o Assist in managing a portfolio of properties (residential/commercial/industrial).
o Monitor the performance of assets and identify asset enhancement initiatives.
o Support in maintaining accurate property records, including lease agreements, property inspections, and
maintenance schedules.
2. Financial Management and Reporting:
o Assist in preparing budgets, forecasts, related to property assets.
o Analyze financial performance, including income, expenses, and return on investment (ROI) metrics.
o Coordinate with finance teams to ensure timely and accurate rent collections, payment processing, and financial reconciliations.
3. Tenant Relations:
o Serve as a point of contact for tenants regarding queries, complaints, and requests for maintenance.
o Assist in lease negotiations and renewals, ensuring compliance with the terms and conditions.
o Ensure that tenant relations are maintained to foster a positive and long-term occupancy.
4. Leasing and Marketing:
o Assist in leasing efforts by helping to market vacant properties, preparing lease documents, and supporting the tenant selection process.
o Create promotional materials, and host property viewings.
5. Maintenance and Property Upkeep:
o Support in scheduling and overseeing regular maintenance and repairs for properties.
o Ensure compliance with health, safety, and environmental regulations.
o Coordinate with contractors and vendors for property upgrades, renovations, or any necessary work.
6. Risk Management and Compliance:
o Ensure all properties are in compliance with legal, regulatory, and company standards.
o Assist in property inspections and risk assessments to identify areas for improvement or mitigation.
o Help with the management of insurance policies, claims, and other risk-related matters.
7. Administrative Support:
o Handle administrative duties such as preparing reports, correspondence, and filing property-related documents.
o Assist in preparing presentations for internal meetings, stakeholders, or investors.
Requirements:
- Diploma or Bachelor’s degree in Real Estate, Business Administration, Finance, or a related field.
- Proven experience in the real estate or related industry (typically 2-3 years).
- Strong understanding of financial concepts, budgeting and reporting.
- Proficient in financial modelling and conducting feasibility studies.
- Excellent organizational skills and attention to detail.
- Strong communication and writing skills.
- Proficient in MS Office (Excel/PowerPoint/Word); familiarity with property management software is a plus.
- Ability to work both independently and as part of a team.
- Knowledge of relevant property laws, regulations, and compliance standards would be advantageous.
- Proactive, self-motivated, and able to prioritize tasks effectively.
