Job Responsibilities

The role holder, reporting to the Assistant Group Financial Controller in day-to-day operations, is responsible for tax, audit and reporting activities of the group in compliance with local & international tax regulations, Financial Reporting Standards, and Group accounting policies & guidelines.

Tax

• Provide support for the tax components of Group direct and indirect taxes, ensuring adherence to local country tax mandates.

• Oversee the calculation and management of food and beverage costs, ensuring efficient inventory management, proper valuation, and control of waste or spoilage.
• Monitor payroll expenses, overtime, and staffing levels in relation to revenue, and ensure that labor costs are optimized to align with sales projections.
• Provide accurate financial forecasts, adjusting for any changes in operations or market conditions, and ensure that forecasts are aligned with the company’s goals and objectives.
• Ensure that the company complies with Singapore's Goods and Services Tax (GST) regulations, preparing GST returns and managing tax filings on time.
• Work with external auditors to facilitate the annual audit process, ensuring compliance with both local regulations and international accounting standards.
• Manage and maintain accounting software
• Work closely with operations, purchasing, and sales teams to ensure smooth financial processes and provide financial insights to improve operational performance.

Responsibilities:

Monitor and manage the day-to-day operations of the project/program/term contract, including developing short- and long-term targets, overseeing daily activities, ensuring safety and quality, implementing financial controls, and coordinating reporting with all stakeholders and subcontractors.

Familiarize yourself with, understand, and execute contract requirements.

Plan work schedules and efficiently organize project/maintenance activities to meet agreed-upon deadlines.

Attend regular meetings with clients, consultants, and subcontractors.

Resolve technical, contractual, and other issues that may arise.

Communicate clearly and confidently with senior management, providing solutions and contingencies for any problems encountered.

Write technical reports and proposals as requested for the project.

Ensure smooth execution of all projects from pre-construction to post-construction stages.

Conduct preliminary site feasibility studies and recommend feasible planning proposals.

Have experience with productivity tools such as Enterprise Resource Planning (ERP) or Maintenance Resource Planning (MRP).

Ensure compliance with all statutory requirements, regulations, codes of practice, and company safety rules and regulations at all times.

Responsibilities

You will report to a team lead and be part of the Asset Management team. In this role, you will play a critical role in maximizing portfolio value by developing and implementing asset enhancement strategies.Your key responsibilities will include revenue management, cost control to optimize Net Property Income, and P&L accountability. You'll initiate asset enhancement projects, oversee lease negotiations, and manage tenant relationships to elevate customer satisfaction. The role also involves formulating annual budgets, reviewing policies, and contributing to cross-team projects for overall asset portfolio improvement.Depending on your experience and interest, you may have concurrent exposure to investment management and land acquisition where you will be involved in greenfield development or the acquisition/divestment of core plus or value add assets.

Qualifications

You are a proactive individual with a minimum of 5 years of experience in asset management, preferably in managing office or retail assets. Familiarity with valuation methods and experience in asset enhancement are highly valued. Candidates from investment, portfolio management, or leasing backgrounds who are interested in transitioning into full asset management are also welcome. A relevant degree in real estate, architecture or finance is expected. To excel in this role, you should be detail-oriented, able to work independently, and possess strong communication skills.
