Job Description:

The Quantity Surveyor (QS) is responsible for managing and overseeing all aspects of cost control, financial monitoring, and contract administration throughout the lifecycle of construction projects. The role includes preparing budgets, handling tenders, sourcing quotations, managing contracts, conducting site measurements, and ensuring timely payments to subcontractors.

Key Responsibilities:

• Accurately measure and take off quantities from drawings and site, ensuring quantities align with project specifications.

• Prepare and submit progress claims and compile and prepare project final accounts, ensuring accuracy.
• Maintain records of all contract and subcontract documents, and manage the transmission of documents and drawings to clients and consultants.
• Provide regular updates to senior management on project finances, and communicate effectively with clients, consultants, subcontractors, and internal teams.

Responsibilities

• Be the APAC marketing owner defining a short- and long-term GTM strategy for Work Dynamics Technology solutions, owning and executing optimal marketing programs and delivering against this strategy;
• Define geo-specific marketing plans that support the regional sales strategy; developing and implementing new and existing customer pipeline creation and acceleration sales plays and programs jointly with sales, field marketing, partners, and subject-matter experts;

Strategy and Development

Overall responsibility for QRC activities across the Work Dynamics business. Ensure that QRC strategies and processes are in place to meet business objectives and operational needs in terms of price, quality and delivery targets and which enables the company to function and compete effectively in the market and in a sustained manner. Evaluate the risks faced by the business and take action to mitigate and develop opportunities. Contribute to overall business strategy for Quality, Risk Management and Business Assurance to ensure Work Dynamics has a consistent approach that is steeped in ISO and TQM.

Responsibilities

• Coordinate use of the JLL quality management systems (QMS) across all industries and clients within the region, and optimize the use of the JLL QMS to add value and minimize compliance risk for IFM services provided to our clients.
• Create and implement best practice quality vision, strategy, policies, processes and procedures to aid and improve business performance.

Process accurate and timely reports for submission to IRAS, CPF, and other relevant authorities
Ensure compliance with regulations with CPF, IRAS, MOM, WDA, and other agencies
Prepare employment contracts, HR letters, correspondence, and other HR-related documentation
Create and maintain data, from employee data files, exit interviews, turnover statistics, and absenteeism reports to identify trends, training needs and supervisory issues
Manage WDA training grants, course registration, and all training record
Manage insurance renewal
Manage employee exit/resignation process including conducting exit interviews

Job Requirements:
Possess a Master/Degree in Human Resource Management
Minimum 1 years of related working experience in a related field

Delivery of Client Satisfaction

The Operations Manager role works with the Account Director. The role is responsible for ensuring a high level of client satisfaction, managing the service delivery team, delivering key operational initiatives as well as ensuring consistency in processes, systems and reporting.

The role also ensures that JLL’s IFM standards are implemented and practiced at all sites within the account portfolio including SOP’s, EOP’s, Playbooks and escalation processes.
