Job Responsibilities

· Fully responsible for the day-to-day operations of the assigned condominium

· Lead and supervise the site staff and term contractors

· Carry out maintenance functions to the highest standard expected for the client and the subsidiary proprietors

· Ensure all contract works/ routine servicing are carried out accordingly as specific in their contracts agreement

· Review all contracts, agreements and insurance before their expiry and recommend renewal or call for quotation/ tender

· Ensures timely and prompt responses to all feedbacks and complaints following management rules and regulations

· Ensure compliance with BMSMA, relevant laws, government rules and regulations and company’s policies

· Recommend a sound budget for each year to determine the amounts to be collected for the Maintenance Fund and Sinking Fund

· Coordinate Council Meetings and General Meetings including preparation of documents/reports and minutes taking

· Perform other duties as assigned by the Management

Job Requirements

· Minimum O Level, Diploma or Degree in Estate Management or related discipline

· 4 years’ of Condominium Manager experience preferably with at least 2 years of experience in managing a condo more than 500 units

· Good communications and interpersonal skills

· Able to hand complaints & grievances in a professional way

· Conversant in BMSM Act

· Proficient in MS Office and IT Savvy

· Meticulous and able to multi task

Job Scope

• Procure material / machinery / equipment from dedicated supplier based on the material order list prepared by site team.
• Follow up with supplier on material/machinery/equipment estimated delivery date and notify site team.
• Keep track of material D.O. file D.O. documents.
• Assist QS to work out total material quantity for the project.
• Enquire/compare material pricing from multiple suppliers.
• Assist site team to obtain safety documents related to the machinery / equipment.
• Keep track of rental material rental tenure/cost.
• Keep track of calibration certification of devices such as pressure gauge, dumpy level.
• Assign transport for sites' day to day use. assign transport to fetch urgent materials base on site requirement.
• Assist project manager to source material.

• Diploma / Degree in relevant discipline
• 2 – 4 years of relevant working experience

Key Responsibilities

• Responsible for liaising and meeting with customers for road construction and resurfacing projects
• Assist with planning, executing, and monitoring road and airfield runway construction and resurfacing project progress
• Assist Operations Manager in all road and airfield runway construction projects including resurfacing operations-related matters, manpower, equipment, safety, and site surveys
• Attend meetings with customers and clients
• Decision-making for equipment and team allocation

Supervise building construction works (M & E)

Familiar with air-con ducting fabrication and installation

Work experience in clean room is highly advantageous

Familiar with construction site WSH rules and regulation

Able to communicate in english

Possess Building Construction Supervisor Safety (BCSS) certificate is an advantage

Class 3 driving license will be an added advantage

Work at height supervisor (WAH) certificate preferred

Scissors lift/ boom lift certificate an advantage

Willing to travel to various site when required

Able to join ASAP

Singaporean/ SPR preferred
