Responsibilities:

• Assist the Building Manager in the overall day to day maintenance and operations of the building
• Monitor and ensure the systems operate efficiently and safely and in accordance with the design specifications and intent.
• Monitor & supervise the execution of Preventive Maintenance Plan.
• Procure building parts for repairs and replacement.
• Administer PTWs.
• Vendor management and verify works upon completion.
• Coordinate and supervise maintenance activities to ensure contractors / vendors and technicians complete all repair and maintenance work within the required timelines and standards.
• To review and recommend for approval cost-saving or cost-effective measures to reduce water and electricity consumption or measures that would increase durability of building systems.
• Assist the Building Manger in the calling of tenders and quotes, OH&S, (EEO) issues, assist in root cause investigation and resolution of operational issues , negotiation and contracting.
• Contribute to the development and fulfilment of asset strategies by developing asset strategies and plans.
• Work with the team to realize the client’s asset plan expenditure savings targets.
• Deliver an exceptional quality of service to the client, as reflected by client feedback.
• Contribute to the team in ensuring the property asset management service offering is developed, implemented, achieved, and maintained.
• Contribute to timely and accurate delivery to the information for the asset plan, management reports, client’s Annual Reports, Business Plans / overheads and others as required by the management company, relevant authorities, and the client.
• Work with the team in ensuring that there are no major risks associated with public liability, fire and lift safety, essential services, non-essential services, the staff and office and contractors. This includes addressing all issues within the appropriate timeframes and ensuring the clients risk management plan is in place for the asset, particularly covering contractors and the management company team.
• Ensure contractors, vendors and technicians complete all repair and maintenance works and soft services within the required timelines and in accordance with the standards set by OMS/Management or required by relevant Codes of Practice.
• Assist the team in tenants’ fit out request, review and handing and taking over of tenant premises.

Requirements:

• Diploma in Building Services/ Real Estate or its equivalent.
• Minimum 3 years of working experience.
• Good interpersonal and communication skills.
• A team player who is flexible and dependable.
• Good organization, problem solving and communication (verbal and written) skills.

Job Responsibilities

· Fully responsible for the day-to-day operations of the assigned condominium

· Lead and supervise the site staff and term contractors

· Carry out maintenance functions to the highest standard expected for the client and the subsidiary proprietors

Job Requirements

· Minimum O Level, Diploma or Degree in Estate Management or related discipline

· 4 years’ of Condominium Manager experience preferably with at least 2 years of experience in managing a condo more than 500 units

· Good communications and interpersonal skills

· Able to hand complaints & grievances in a professional way

· Conversant in BMSM Act

· Proficient in MS Office and IT Savvy

· Meticulous and able to multi task

• Preparation of Bills Of Quantities and cost estimation during tender and post contract for construction project

• Monitoring and updating project budget including cost control and forecasting all project related costs

• Procurement and negotiation with Subcontractors and suppliers to obtain the best prices and terms for tender and awarded Project.

• Preparation of Subcontract agreement including maintaining proper documentation.

• Certification and preparation of subcontractor interim payment certificate/ final account including maintaining accurate and proper payment records

• Familiar with construction condition of contract ie SIA and PSSCO

• Attend to tender briefing/site showround and project site meeting

• Experience on various construction project including residential, commercial, upgrading and A&A sites

• Proficiency with BIM, CAD and relevant quantity surveying takeoff software and tools

• Ability to work independently
