Job Descriptions:
- Conduct regular inspections of the property to ensure that all facilities, equipment, and infrastructure are functioning optimally, including planning and scheduling routine maintenance works and processing work requisitions from landlord's and tenant's Tenderers.
- Manage and oversee maintenance of the property, including but not limited to:
· Soft Services (i.e. Security, Cleaning, Pest control, Landscape maintenance)
· Lift
· Fire protection systems
· ACMV Systems
· Sanitary & Plumbing Systems
· Building structure and roof waterproofing
- Sourcing, evaluating and recommendation for quotations
- Ensuring the compliance and safety of the property, including but not limited to:
· Ensuring timely renewal of licenses and any authority compliance requirements
· Manage all licensing and statutory obligations, such as fire safety certifications and building permits.
· Conduct regular audits and inspections to identify and mitigate safety risks.
· Review method statement and risk assessments submitted by Tenderers, before issuing Permit-to-Work to all Tenderers performing works in the premise.
· Ensure that emergency response plans are in place and conduct fire drills are carried out by the appointed SFSM as required.
- Liaison with tenants on property management and leasing related matters where applicable.
- Assess and submit report on performance of terms Tenderers before expiry of the term contract and inclusive of response to call centre feedback.
- Check on illegal tapping of water and electricity supply
- Check on illegal usage of space; unauthorised assignment and sub-letting of factory premises; unauthorised additions and alterations to factory premises
- Report on any unusual activities taking place in the estates
- Conduct joint inspection with representatives of various authorities for matters pertaining to the maintenance and regulatory requirements of the estates
- Notify tenants by means of circulars of any pending shut-down of essential services and to get their endorsement on such circulars
- Supervision of A&A works / Upgrading works / Asset Enhancement works
- Attending to authorities' inspections and operational exercises such as NEA, SCDF, BCA, URA etc.
- Attending to site show rounds for Tenderers' tendering and quotations process
- Tenants contacts (Good tenant relationship management) including mediation works between tenants
- Attending to tenants' weekly or monthly meetings (where necessary)
- Attending to hoisting works (can last 3-4 hours per hoisting) - MOM requirements
- Conducting of Fire emergency briefing and actual drills includes all documents such as circulars, survey forms, etc... and all logistics such as assembly sites preparation, fire training, etc...
- Monthly documentation such as Meter readings including going to site to take readings, computation of charges, sending reports to Finance for invoicing for air con, chilled water, electrical, water, etc.
Job Requirements:
- Candidate must possess experience with some carpark management and facilities background.
- Good in interpersonal & communication skills.
- Able to work independently under minimum supervision and within stipulated deadline.
