Freelance Project Manager | Full Commission
Working Hours: Fully WFH
Location: Have meeting once a month at a co working space (duxton road)
For adhoc they meet at least once a week on site, for meals, etc.
Salary: Full Commission (Gross $3000-$4000)
Requirements:
- 3 years project executive experience
Job Scope:
This role is responsible for overseeing all aspects of project planning, client and subcontractor management, design adherence, budget control, and sourcing materials. The PM will work closely with design teams and clients to ensure project timelines, quality standards, and profitability objectives are met.
- Time Line Management
- Develop comprehensive project timelines and manage order of project fabrication.
- Identify critical time frames and allocate time slots to finalise designs with the design team.
- Ensure that project details are reviewed and finalised with designers at least one week prior to the commencement of work. Exceptions will be made for projects with very tight lead time.
- Client Management
- ● Identify and document defects, secure necessary client approvals, and communicate deliverables.
- ● Liaise with clients regarding deliverable schedules based on sub-contractor timelines, team availability, and overall project inputs, including time, cost, and design requirements.
C. Cost Management
- Scope out, cost, and budget projects based on targeted design (TD) to ensure design integrity.
- Break down costs and ensure clear documentation to achieve profitability while maintaining high standards.
- Manage Profit and Loss (PnL) to ensure project profitability.
- Calculate and submit final PnL
D.Procurement and Supplier Coordination
- Procure materials, furnishings, and other project items according to the design specifations provided by the design team.
- Coordinate with sellers, suppliers, and vendors to ensure timely and cost-effective procurement of materials.
- Negotiate pricing and manage relationships with suppliers to ensure alignment with project budgets and timelines.
E.Design Adherence
- Ensure that design standards are met and maintained, applying creative problem-solving to address fabrication challenges.
F.Subcontractor Coordination
- Effectively communicate with subcontractors regarding design specifications and fabrication methods.
- Utilize basic sketching or hand-drawing skills to convey design concepts where necessary.
- Submit invoices from Subcontractor upon completion of their jobs via email
G.Defect Rectification
- Provide defect rectification works for past completed projects
