Major Activities and Responsibilities:
Fire Safety Compliance:

• Develop and implement fire safety procedures, policies, and guidelines for the properties to comply with local regulations.
• Conduct regular fire safety inspections to identify and address potential hazards or non-compliance issues.
• Coordinate with fire safety consultants, inspectors, and authorities to ensure compliance with all fire safety codes and standards.
• Train property management staff and tenants on fire safety procedures and emergency response protocols.
• Conduct periodic drills and exercises to test the effectiveness of emergency response plans.
• Oversee daily operations related to fire safety, including maintenance of fire detection and suppression systems.
• Stay updated on fire safety regulations and industry best practices, and effectively communicate changes to relevant stakeholders.

Client Service – Project Management

• Attend project meetings; provide progressive updates to building owner, FMC and any relevant stakeholder.
• Submission of project progress & completion reports.
• Post DLP, to follow up closely and ensure defects rectifications are completed.

Client Service – Facilities Management

• Establish a “Safety First” culture across sites, and improve safety performance by championing our level of awareness and changing all staff and partner safety behaviours. Highlight any safety risk to the contractor and follow through on their adherence.
• Provide support to building owner and greater team as required to ensure delivery and achieve of high client service standards.
• Timely escalation to Manager in the event of any escalations which have impact on performance and other deliverables
• Serve as the liaison for all facilities services.
• Ensure all safety, environmental, and client standards are strictly adhered to within managed facilities.
• Ensure compliance with portfolio wide initiatives and required local, state and federal laws and regulations that pertain to the operating of facilities.
• Ensure strict compliance with client policies and procedures, government regulations & JLL internal SOP pertaining to EHS, procurement, financial policies, etc.
• Key point of contact for tenant engagement, to work on communication materials, liaise and work with tenants to ensure their needs and challenges as a result of the work are addressed

Education & Qualification

• Property Executive - Diploma holder in Building or Facilities Discipline from a recognised tertiary establishment, with a minimum of 3 years relevant working experience (with M&E and/ or civil / building background is preferred) OR ITE / NTC facility management or technical discipline with minimum 5 years’ experience.
• Experiences and technical knowledge in facilities management and project management.
• Knowledge in statutory requirement

• Computer skills in Microsoft Office, MS project, PowerPoint, Excel

Responsibilities:

• Develop the project business locally and identify and directly target architects and developers for projects.
• Support local distributors with pricing, catalogues and project specification support
• Achieve annual sales targets and assist in tender for projects
• Assist with market research or other local activities related to market and business development and sales growth
• Promote brand awareness, identify prospective clients, and expand the clientele base for the company with focus on the construction sector
• Take ownership and lead business development efforts in selected market segments
• To execute plans and strategies set by General Manager and the company
• Attend to sales enquiries and prepare quotation.

Requirements:

• Diploma, Degree in Marketing / Business or any relevant discipline
• Possess min 3 to 5 years experience in sales or marketing with good track records in working with developers, architectural and designer firms.
• Goals driven and hands-on in executing key measures
• High level of reliability and personal integrity
• Experience in the sanitary fittings industry will be an added advantage

Job Descriptions:

· Responsible for day-day operations of the HR department for a group of companies

· Manage recruitment process: Posting job advertisement, screening resumes, conducting interviews, shortlisting, and offer of jobs

· Experience in apply /renewal /cancellation of work permit, S Pass & EP including workers' repatriation

· Monthly payroll including submission of monthly CPF & FWL

· Annual submission of income tax IR8A, NS Claim and others

· Maintain employment contracts and probation confirmations

· Query and question to MOM/BCA to keep abreast of current employment practices

· Manage payroll related matters for staff and workers

· Maintain accurate HR database, up-to-date employee records, and other employment related documentation

· Arrangement of skilled Course enrolments for Workers

· Take care of Dormitory arrangement for workers. Liaison with dormitory staff and maintaining dormitory records

· Maintain training matrix and record WP holder's experience

· Benefit management: Leave management and control claims of medical expenses

· Handling of Government Grant application such as Career Support Programme, Work life Grant etc...

· Assisting in standardizing and streamlining internal HR process

· Any other ad hoc duties asassigned

Requirements

• Diploma/Degree in Human Resource Management or Professional Certificate in Compensation & Benefits

• Min. 2 years of related working experience in construction sector

• Familiarity and experience working with Ministry of Manpower

• Knowledge of Employment Act/legislation, CPF, IRAS

• Team oriented with good time management skills and attention to detail

• Ability to work independently under pressure in a fast-paced and dynamic environment

• Basic proficiency with Microsoft word and excel
