Client is a health service provider with its presence worldwide. They are currently looking out for a 6-months contract Accounting Analyst within the Accounting team based in Singapore.

Your new role

The principal responsibility of this role will be managing finance operational activities, monthly reconciliation of financial ledgers, and supporting month-end GL close.

• Perform full scope of processing for Accounts Payable and staff reimbursements

• Perform update and management of invoice tracker

• Review expense transactions to ensure correct mapping of the GL accounting string and ensure these are recorded accurately and in a timely manner.

• Prepare monthly journals entries and ensure these are appropriately approved and posted on a timely basis.

Purpose:

The primary purpose of this role is to underwrite construction and operational risks for REAF occupancies, with a strong focus on new business generation. 2. CIG publications and knowledge products. These include Governance Matters or the Chandler Good Governance Index Report. It could also include research and writing of case studies and shorter analytical pieces.
3. Toolkits and practice guides. CIG assists governments with architecting organisations, and building systems and processes. To facilitate this process, CIG develops practical toolkits and guides which government officials can refer to during the implementation process.
4. Other materials for external audiences. This could include CIG’s corporate profile, brochures, proposals to potential funders and partners, etc.

Each of these written products serve different objectives and have different target audiences, thus requiring the PKO to draw on different skillsets. For example, writing articles for CIG’s publications may require the PKO to identify and interview subject matter experts, and synthesise the information in written form. Writing CIG’s strategy documents would require the PKO to do independent research on current and historical issues related to governance and public policy.

Experience & Aptitudes

The candidate must possess native fluency in the English language and write excellently.

• This means writing with a flair that engages the reader. It also means writing with clarity and precision to inform and persuade.
• It is critical that the candidate is able to flexibly adapt his/her writing style, including being intentional and specific about word choices, depending on the target audience.

The candidate should be intellectually agile. They must be able to conduct independent research into the wide gamut of topics and issues related to government.

The ideal candidate should be a mid-career professional who has had about 10 years of experience in journalism, with a focus on policy and political matters. We will be especially looking for experience with writing long-form editorial articles.

The ideal candidate would also have had some experience in government, in a role that involves programme/policy design or implementation. The candidate must be able to communicate in a way that resonate with those who work in government.

The candidate should be a self-starter, and thrive in an entrepreneurial working environment. This means being able to take on new and possibly unfamiliar assignments at times, learn on the job independently, and be resourceful with addressing new challenges that may emerge from time to time.

Job Description & Requirements

Condominium located near Tiong Bahru MRT area has 1 position for Property Officer. You will be deployed on site, and assist with the daily operations of the estate. The working hours are 9:00am-5:30pm on weekdays, and 9:00am to 1:00pm on alternate Saturdays.

Responsibilities and Essential Functions:

Management and Administration

• Handle all matters relating to the administration of the condominium particularly on The Building Maintenance and Strata Management Act, all statutory regulations, and House Rules.

• Conduct daily checks on the ground to ensure that the common areas are well maintained..

• Conduct daily check on the common property not maintained by a term contractor to ensure their soundness and proper maintenance.

• Check and ensure that the renovation and house moving contractors comply with the House Rules.

• Receive and attend to complaints by residents and owners for inter-unit seepage problems, or inter-unit disputes.

• Manage and supervise the term service providers to ensure they perform to the standing orders expected service levels.

• Liaise with technical & maintenance service providers, repairs, installation, fabrication, renovation & refurbishing contractors, witness the satisfactory completion of their works.

• Ensure that documents, records and architectural, structural and M&E drawings are properly kept and maintained.

• Record and file the list of service contractors, and remind the Condominium Manager for contract renewal or changing of contractors.

Operation and Maintenance

• Receive in-coming phone calls or attend to residents at the work place.

• Conduct regular inspections of the condominium premises and ensure that its vital installations, facilities, equipment and common property are cleaned, properly maintained and serviced.
• Assist in general office duties, including preparing the as-built drawings for respective service providers to study and carry out works. If the keys to the equipment and facilities are inside the Office, ensure the service providers return the keys at the end of each work day.

• Verify that minor repairs and replacement works are carried out properly and duly completed by the contractors, sub-contractors, specialists according to the terms and conditions of the contract and ensure that all rubbish leftover is cleared off the condominium premises as soon as possible.

Requirements:
- "O" Levels, Diploma in Building Management / Facilities Management / Engineering / Accounting, or relevant certificates through work experience.
- A team player with good interpersonal skills.
- Meticulous, with attention to details.
- Knowledge of the Building Maintenance and Strata Management Act is an advantage.
- Good service attitude, and able to handle complaints. Passion for estate management work, and helping to solve problems for other people.
- When necessary, willing to work beyond normal hours and on weekends or public holidays. Off-in-lieu will be provided.
