Purpose

The person assigned to this position is responsible for ensuring that all products conform to customer, company and industry standards. Ensure that all enclosures are properly wired and operate as designed.

Essential Job Functions

• Upon receipt of a completed enclosure
• Verify all parts are correct according to the Bill of Material.
• Conduct review for each circuit of the schematic to ensure that all wiring is done correctly, verifying separation between voltages, communication, main power, and accessory outlets, if any.
• Conduct point-to-point continuity test to verify that all wiring is correct.
• Verify correct wire gauge and color
• Inspect all Brady labels sit-track tags and Lamacoid tags for correct placement, information and cleanliness.
• Initial all areas of “work done by” column for each phase of checkout.
• Apply power to the panel to ensure that each electrical component functions correctly.
• Verify paint color and that the paint job has no damage.
• List all discrepancies on a corrective action sheet and inform the appropriate area leader that corrections are needed.
• After repairs are complete recheck the problems. Verify that the corrections are complete, and initial “checked by” box(s) on corrective action sheet.
• Sign off in the “QC checked by” box for the quality inspector on the QA sheet.
• Release the enclosure for dock audit to prepare for shipment to the customer.

Responsibilities:

• Co-ordinate and assist the Property Executive/ Manager in daily operation of the M&E Services.
• Carry out periodic inspection, preventive and corrective maintenance as per schedules and upkeeping of all equipment.
• Perform weekly checks on the building's fire-protection system - main panel and sub-panels, including troubleshooting on failure of fire-protection system.
• Attend to owner or occupier's building automation system, fire protection system and carpark system
• Attend to enquiries, complaints of breakdown, service requests relating to the building services.
• Maintain inventory and requisite purchase of electrical/ mechanical parts/ accessories according to the SOP.
• Supervise contractors to ensure work are carried out in accordance with work specifications in service contract and are in acceptable standard.
• Follow up on progress of rectification works and report to the Property Management team timely.
• Respond and attend to all emergency calls, after office hours and for reinforcement of manpower during major breakdown of equipment.
• Perform troubleshooting on any failure to the building's electrical/ mechanical system.
• Other duties in the building that may be assigned from time to time.

Requirements:

• N/ O Levels with at least 1 year's experience as building technician.
• Nitec / Diploma in Electrical / Mechanical / Building Services / Facility Management or other relevant field.
• Familiar with maintenance of building system, equipment and facilities.
• Ability to work as a team player as well as work independently.
• Open to work on rotating shifts, weekends and public holidays.
