Due diligence on borrowers

• Due diligence on prospective clients before taking up the proposals on board and at time of review which includes obtaining ACRA, D&B, status reports from banks, statements of accounts with existing banks and market reports. Checking the names with RBI defaulters list and litigations etc. against the company / directors /shareholders.
• Ensure necessary CDD / AML & CFT measures are in place in relation with promoter’s background and business, including any adverse media reports.

• Carry out screening of directors / shareholders in world compliance check and obtain KYC documents.

· Carry out credit rating of the customer as per internal rating model. The model is based on the financials and other aspects including management, industry and past experience to arrive at risk rating and pricing. Our internal rating model (OVS model) is devised by KPMG independently and it is well defined, consistent and mapped with regulatory requirements of grading as per MAS 612.

· Credit rating model to incorporate the various characteristics of the borrower, such as key financials indicators, business, industry factors, conduct of account etc.

Formulating appropriate Pricing mechanism

• To arrive at pricing of the loan, having regard to risk rating, industry scenario, cost of funds, asset-liability position, operating costs, profit margin and security offered.

• Analysis of balance sheet, operating statements and cash flow of the borrower and also consider cash flow of group / parent companies to take holistic view of the group.

Assessment of credit limits

• Assess the requirement of the borrower based on past performance and future trends, trade cycle, and cost of project (for project finance term loans).
• It is also based on credit strength of obligor and our borrower and group exposure limits. Internal rating is carried out without undue reliance on external ratings.
• Syndicated loans are appraised independently without undue reliance on assessment of lead arranger or underwriter of the facility.

KEY RESPONSIBILITIES:

Under the direction and guidance of the Senior Director Investments, Data Centres, take ownership and responsibility to:

§ Lead fund management for various fund mandates under ESR’s data centre platform

§ Ensure end-to-end investment process is carried out in accordance with fund requirements

§ Drive product development and marketing of potential new data centre fund vehicles and syndication of existing data centre assets

§ Manage asset level and portfolio level performance measurement; recommend and implement strategies for improving fund returns

§ Carry outfund-level reporting, including production of quarterly reports, annual business plan and ad hoc reporting requests

§ Oversee fund-level financial modelling and preparation of various fund committee memos

§ Manage communications and requests for information from various stakeholders including new and prospective investors, lenders, and internal functions

§ Evaluate new investment opportunities from a portfolio standpoint, advising impact on portfolio weighting and returns

§ Advise on structuring / financing of potential investments, particularly from an offshore level

§ Manage FX / interest rate hedging program for relevant investments

§ Manage subscription line facility for relevant investments

§ Cultivate and maintain relationships with industry stakeholders, including debt and equity capital partners, intermediaries, tax and legal advisors, banking relationships etc.

§ Collaborate with internal teams, including acquisitions, development, legal, finance, and operations.

§ Provide coaching and guidance to junior members in the team.

QUALIFICATIONS:

§ Bachelor’s Degree majoring in business, finance, economics, engineering or equivalent; preference for candidates who also have a master’s degree in business administration, finance and/or real estate

§ Minimum 10 years of experience, with current experience working in a fund / portfolio management role for a regional / global investment manager

§ Experienced negotiating various commercial agreements, including limited partnership agreements, investment / asset management agreements, sale & purchase agreements, joint venture agreements, lease agreements and loan facilities.

§ Self-motivated and proactive; ability to work both independently and within a team environment;

§ Excellent interpersonal, negotiation and communication skills;

§ Able to work independently, resourceful, meticulous, and possess sound commercial sense with strong analytical aptitude;

§ Strong working knowledge of Excel, Word, and PowerPoint.

§ Fluency in English. Japanese language skills are highly advantageous given the current portfolio weighting to this market.

As part of the integrated global network, the Transfer Pricing Practice in Singapore provides transfer pricing planning, documentation, audit defense, dispute resolution and Advance Pricing Agreement (APA) solutions to large multinational clients.

The role involves:

Collaborate with APAC senior leadership and represent Chubb Life Global Agency team to formulate the following to achieve Chubb Life’s strategic ambitions in targeted markets.

Responsibilities:

• Compensation (Commission Structure, Basic and Leader Overriding) – Support local business unit to build new, make enhancement on existing, check and balance (with short/long term financial implication, sensitivity testing, risk analysis, market benchmark, control mechanism) before implementation. Review current compensation effectiveness periodically. Make recommendations to meet business objectives.
• Compensation (Indirect expenses) - Review local compensation effectiveness periodically. Especially to oversight on large expenses items including foreign trips, agency office space, MDRT initiatives, recruitment initiatives. Make recommendations to meet business objectives.
• New agency model (2 tiers compensation system, Champion Hubb, One Chubb, Referral) – Lead and ensure successful local implementation. Continuously track and review performance. Make adjustment and recommendations as needed.
• Channel efficiency - Review, forecast local agency channel value and profitability. Study management expenses and acquisition cost (example staff manpower, salary and compensation effectiveness, organisation chart and span of control, etc) Make recommendations to meet business objectives.
• Channel quality – Persistency (renewal business) management including local performance and initiatives tracking and implementation. Also to lead and manage any Risk, Compliance, Legal framework, scorecard and related initiatives.
• Industry recruitment – Support local to attract external industry leaders via competitive financial scheme (design, review, enhance, negotiate as needed), build comprehensive presentation slides, review contract terms and conditions, coordinate support and seek approval from stakeholders in local and global office. Develop on-boarding team, track early-stage performance to ensure successful business plan execution.

Knowledge and Skills:

• Direct hands-on experience in agency compensation, commission and expenses account.
• Direct hands-on experience on different agency model (including multiple tiers, different layers, full-time/part-time, add-on financing, branch model, GA model, outhouse/inhouse).
• Oversight on daily, weekly, monthly, quarterly yearly data and information. Advance skills on observations, forecast and predictions. Heads-up on strong and weak indicators and relevance performance.
• Apply data analytics skills and knowledge (with advance in Microsoft Excel). Support strategic planning in both short and long term to meet business objectives.
• Apply presentation skills and illustrate ideas, observations, actions, recommendations (with advance in Microsoft Power Point).
