Senior Quantity Surveyor (Architectural or M&E)
The Senior Quantity Surveyor (Architectural or M&E) is responsible for managing all aspects of the contractual and financial side of construction projects. This role involves ensuring projects are completed within their projected budgets, providing cost and contractual advice, and supervising the work of junior quantity surveyors. The Senior Quantity Surveyor will work closely with project managers, architects, engineers, and contractors to achieve optimal project outcomes.
Key Responsibilities:
Cost Management and Estimation:
Prepare detailed cost estimates, bills of quantities, and tender documents for construction projects.
Analyze architectural or M&E project specifications, drawings, and contracts.
Develop and manage project budgets, ensuring accurate forecasting and financial control.
Contract Administration:
Administer and manage contracts, including variations, claims, and final accounts.
Negotiate and prepare contractual agreements with clients, subcontractors, and suppliers.
Ensure compliance with contractual obligations and industry standards.
Project Planning and Control:
Monitor project progress, ensuring alignment with cost plans and schedules.
Conduct regular site visits to assess progress and adherence to specifications.
Identify, assess, and manage risks associated with project cost and timeline.
Procurement and Supplier Management:
Oversee the procurement process, including the selection and appointment of contractors and suppliers.
Evaluate and negotiate subcontractor and supplier quotes.
Manage and coordinate supply chain logistics to ensure timely delivery of materials and services.
Financial Reporting and Analysis:
Prepare and present regular financial reports, including cost value reconciliations and budget updates.
Provide accurate financial forecasting and variance analysis.
Assist in the preparation of financial audits and reviews.
Leadership and Mentoring:
Supervise and mentor junior quantity surveyors and support staff.
Provide guidance and training on best practices in quantity surveying.
Foster a collaborative and supportive team environment.
Client and Stakeholder Management:
Build and maintain strong relationships with clients, architects, engineers, and other stakeholders.
Communicate effectively with all parties to ensure clear understanding of project goals and expectations.
Address and resolve any issues or disputes that may arise during the project lifecycle.
Regulatory Compliance:
Ensure all work complies with relevant statutory and regulatory requirements.
Keep up-to-date with industry standards, building codes, and safety regulations.
Implement and maintain quality assurance procedures.
Qualifications and Experience:
Bachelor’s degree in Quantity Surveying, Construction Management, or a related field.
Professional accreditation (e.g., RICS, AIQS) is preferred.
Minimum of 3 years of experience in quantity surveying, with a focus on architectural or M&E projects.
Strong knowledge of construction contracts, cost management, and procurement processes.
Excellent analytical, negotiation, and problem-solving skills.
Proficient in quantity surveying software and tools.
