• Assists the contract manager in providing effective support to project management teams by ensuring that the contracts are administered in accordance with contractual obligations and effective cost management strategies.
• Carries out pre-tender activities in the award of trade packages by conducting site show rounds and ensuring the completeness of tender drawings/documents.
• Seeks clarifications with the respective consultants regarding discrepancies in the scope of work and drawings; replaces all addendum drawings and BQ pages after clarifications.
• Seeks quotations from the respective trades and follows up on the submission of quotations.
• Takes up quantity as per BQ and the detailed breakdown in the Excel sheet.
• Reviews tender pricing with the contract manager; understands the project schedule, profit margin, and goodwill discount; attends tender interviews; goes through tender replies with the contract manager and prepares replies accordingly.
• Reviews letters of appointments, contract drawings, and documents and highlights any deviations from the tender.
• Attends project kick-off meetings and briefs the scope of works with the project team and management.
• Makes arrangements for insurance/factory license/bond/pre-construction survey, fit-out deposit if required.
• Follows up on making arrangements for sample submission.
• Attends consultant meetings with Project Manager.
• Negotiates with the respective supplier and appoints the specialist subcontractors based on trade.
• Ensures the timely submission of VO cost on a day-to-day or weekly basis and communicates with the project manager; timely submission of monthly progress claims; final account closing.
• Submits progress claims on a monthly basis.
• Follows up effectively on payment certificates and payments with the clients.
• Certifies subcontractors' claims based on site progress and quantity.
• Requests AI/EI with the respective consultants.
• Attends internal and external project closure meetings with consultants.
• Submits the warranty based on contractual terms.
• Ensures PM’s submission of as-built drawings and OM manual.
• Follows through with the landlord on the refund of fit-out deposit.
• Any other duties as may be assigned.
