Job Description:
- Conduct due diligence on new and existing tenants before issuing lease offers.
- Prepare and follow up on lease agreements, ensuring all documents are properly stamped and filed.
- Verify lease terms comply with internal and authority guidelines, obtain necessary approvals, and update tenancy management systems.
- Trigger and manage rent review processes for applicable leases.
- Monitor and manage top-up requirements for banker guarantees.
- Work with lawyers to draft lease documents, supplemental agreements, and other letters as needed.
- Process refunds for expired/terminated leases and renovation deposits upon completion of works.
- Send letters to tenants regarding compliance issues and other lease-related matters.
- Participate in reasonable negotiations of lease terms within established parameters.
- Generate weekly/monthly reports for management, highlighting deviations from standard contracts and non-compliance issues.
- Update and maintain database, sort, scan, process, and file/e-file documents.
- Participate in ad hoc tasks and projects as assigned.
- Contribute to improvement of lease-related systems and processes through IT initiatives.
Requirements
- Degree/ diploma in Business, Real Estate or a related field.
- At least 1 year of experience in the real estate industry, ideally in leasing.
- Familiarity with JTC policies a plus.
- Excellent interpersonal, written, and communication skills.
- Ability to work effectively both independently and as part of a team.
- Meticulous attention to detail and excellent customer service orientation.
