Senior Portfolio Manager

Aoyama Sogo Outsourcing Service Pte. Ltd.

The Company is a manager of a Real Estate Investment Trust "Daiwa House Logistics Trust ("DHLT")" listed on SGX which invests in logistics properties in Japan and key ASEAN countries.

The key responsibilities and duties for this position include:

・Plan strategy of finance, and manage debt financing and equity raising of DHLT and the Company

・Manage dividend policy and monetary disribution of DHLT

・Manage structuring and documentation of property portfolio management of DHLT

・Plan and manage annual financial budget for the portfolio of DHLT

・Manage interested party transactions and report them to the board of directors

・Liaise with banks, and negotiate terms of banking transactions

・Comply to Company guidelines, work ethics and regulations

・Maintain a deep knowledge and understanding of the markets and industry in the target countries

・Coordinate with the local team, the parent company in Japan and various stakeholders

・Report to parent company in Japan, and execute management strategies as required

・Any other duties, as required by the business needs of the Company


Job Requirements

・At least 20 years relevant experience in financial industry

・At least 10 years relevant experience in financial management or asset management

・At least 15 years of experience in management positions

・Extensive knowledge of global investments and real estate business, preferably in the tartget countries

・Experience in handling transfer of assets

・Proven record in fund planning and project management

・Ability to strategies and manage client assets according to investment preferences and goals

・Ability to assess financials for legal compliance

・Professional qualifications related to real estate business in tartget countries is highly desired

・Proficiency in Business level Japanese skill (both written and spoken) is highly preferable, as this position is required to negotiate with and report to Japan Headquarters, shareholders and other stakeholders

・Team player and ability to maintain positive working relationship with internal and external parties

・Ability to work under pressure

・Excellent communication skills

・Execellent analytical abilities and problem-solving skills

・Relationship management skills and openness to feedback

・Strong time management skills

・Detail-oriented and highly organised
