The Role
This position will work as an architectural strategic design role to perform all pre-development feasibility studies for green field, re-development, build-to-suite (BTS) tenants and asset enhancement initiatives (AEI) to all asset classes (including but not limited to logistic, data centre, industrial, residential, student housing, commercial office, business park etc.); within the Regions.
You will be part of our multi-disciplinary design team to incubate architectural solutions to multiple asset classes that best fits Mapletree’s Business Units’ investment interest.
Job Responsibilities
- Develop feasibility studies with multiple design options based on asset’s brief requirements.
- Incorporates all site constraints into design and master planning consideration.
- Incorporates all civil, structural and M&E design considerations.
- Ensure that all feasibility study proposals satisfy Mapletree’s asset class standards, asset manager’s requirement, local zoning and building code, and BTS tenant’s requirements before submitting for internal approval.
- Work alongside with Cost and Contract team for cost estimation development.
- Initiate frequent internal design review with senior management and put up design recommendation.
- Manage and deliver all feasibility studies on time for internal approval.
- Responsible for local building code analysis as well as asset class specification research and benchmarking for specific regions
- Develop or update Mapletree development standards and specifications to align latest market trends and asset manager requirements.
- Incorporate sustainability features and ensure compliance with Mapletree’s ESG initiatives and local green building rating requirements.
- Resolve design issues for projects under development.
Job Requirements
- Master or Degree in Architecture from a recognised university
- At least 8 years’ relevant design feasibility or design development experience in the execution of Commercial, Retail, Residential, Industrial, Data Centre and Logistics projects.
- Solid technical background with good understanding of different building typologies’ space planning requirements, building systems and specifications
- Ability to sketch and bounce off ideas quickly for collaboration
- High level of independence, cultural sensitivity, endurance and adaptability and demonstrate excellent leadership to drive design solutions.
- Possesses an analytical, solution driven and value added mind set
- Seeks continuous improvement to design and processes through consistently questioning the status quo or value engineering for optimum design solutions.
- A team player who is highly organised; strong interpersonal and communication skills; and with great time management skills.
- Fluent in both written and spoken English is required to communicate with internal stakeholders and second language may be an added advantage for our Regional context.
- Proficiency in AUTOCAD, 3D Sketch-up, Excel, PowerPoint is required.
- Proficiency in any other software, such as JW CAD, Rhino, Grasshopper, Power BI, GIS, Revit etc. that may help to improve work flow or parametric design solution would be a plus point.
- Registered Architect (QP) with recognised Board of Architect (SG-BOA, HKIA, NCARB, RIBA etc) is preferred.
- Possesses Green Building Design credentials such as Green Mark, LEED, BREEAM and WELL etc. may be an added advantage.
- Priority will be given to applicants with India and Vietnam design feasibility experiences.
