Senior Manager, Business Development (Real Estate for F&B)

Job Purpose:

The Senior Manager, Business Development (Real Estate) is responsible for identifying and pursuing new business opportunities to expand our various brand concepts that aligns with the Group’s business requirement and growth strategy.


The incumbent is required to build and maintain strong client relationships with landlords across Singapore, and develop strategic initiatives to drive revenue growth and secure the best location and terms for the businesses.


This role requires a deep understanding of the food retail and food manufacturing landscape, equip with design and project management experiences, possesses excellent negotiation skills, and the ability to work collaboratively with internal and external stakeholders.


Responsibilities:

Market Research and Analysis

  • Conduct a detailed feasibility study and due diligence to evaluate the cost of construction or reinstatement for each site and to directly lead negotiations for the best possible commercial terms for each site
  • Analyze competitors, market conditions, and economic indicators to develop strategic business plans

Business Development

  • Identify and recommend potential sites and opportunities that places the Group’s at is aligned with the Group’s business requirements and growth strategy
  • Lead and drive the whole process of store leasing from site identification to contract signature (including leading negotiations without assistance from law firms and carrying out in-depth discussions with the management to align internal needs and requirements) to ensure favourable terms optimizing unit space, rental structure and profitability per store
  • Prepare and present proposals and business plans to potential landlords and stakeholders
  • Timely review of the Group’s overall real estate portfolio and take proactive measures to negotiate improve by formulating leads or negotiate better terms or to make business decision of closure or relocation
  • Assist with post-opening activities that align with the business needs of the company
  • Lead the initiative of developing new business models, formats, and solution

Client Relationship Management

  • Build and maintain strong working relationships with commercial landlords, developers, and government agencies
  • Provide exceptional customer service and support to ensure client satisfaction and long-term partnerships.

Project Management

  • Responsible for the construction process within the rent-free fitting out period that includes the calling of tender to appoint main contractor and the process to obtain permit to work from the landlord
  • Work closely with other support departments (Operations, Finance, Marketing and IT) to ensure timely opening of the new stores

Networking and Representation

  • Represent the company at industry events, conferences, and networking functions
  • Build and maintain a strong professional network within the real estate industry

Skills/Qualifications:

  • Degree in Business or Real Estate or other equivalent course with 5 – 6 years of working experience in similar capacity
  • Extensive experience in project management in a high paced and dynamic environment
  • Strong negotiation and communication skills
  • High level of organizational skills, with the ability to prioritize
  • Multi-tasker, ability to handle tight deadlines while being detail oriented
  • Strong financial acumen and analytical skills, with good understanding of P&L
  • Excellent interpersonal & communication skills with both internal and external stakeholders
  • Able to work both independently and collaboratively with various teams
