Responsibilities:
- Assist Centre Manager in overall Building Management & Maintenance
- Assist Centre Manager to supervise Property Executive and oversee in Building and M&E operations
- Plan and review preventive and corrective maintenance program for all M&E equipment and building services
- Assist Centre Manager in preparing annual budgets for maintenance works
- Assist Centre Manager to prepare technician’s roster
- Manage and ensure smooth day-to-day maintenance and operations
- Manage daily M & E matters with technicians
- Involve in procurement including preparation of works/tender specifications, invite vendor to quote or participate in tender, prepare necessary documentation to seek approval to award and prepare necessary letter of award/contract agreement
- Ensure procurement in accordance to approved DOA & within allocated budget
- Complete rectification of building defects, minor improvement works, and tenancy works in accordance to schedule, allocated resources and regulatory requirement.
- Implement planned preventive maintenance (PPM) and ensure maintenance contractors deliver high standard of service
- Monitorand renew all M&E related maintenance contracts/ lump sum contracts prior to expiry and ensure Term Contractor performed as per Contract Agreement.
- Monitor M&E Licenses & Certificates from relevant authorities and ensure timely renewal prior to expiry.
- Liaison with tenants and building owners to establish good relations and ensure timely & proper closure on their feedbacks
- Assist in the handover/takeover of leased premises and prepare any reinstatement or condition report
- Monitor utilities consumption and submit monthly report
- Manage and facilitate all fit out/reinstatement works (Tenant or Landlord) are carried out as per specifications and comply with statutory requirements within allocated budget & timeline
- · Involve in Tenant Engagement plan during Asset Enhancement Initiatives (AEI) and ensure communications to all tenants on upgrading works, manage feedbacks, coordinate on work access
- Plan and work with vendor to implement digitization initiatives that enhance work processes and improve customer service
- =Ensure compliance of all statutory requirement and keep abreast with all statutory law, regulations and requirements
- Support group’s Sustainability & Digitization initiatives and assist to implement on site.
Requirements:
- Degree/Diploma in Facilities/Building/Estate Management or Mechanical / Electrical Engineering or equivalent;
- Minimum 6 years' relevant M&E working experience; good knowledge in M&E services with hands-on experience in managing building M&E services vendors
- Experiences in tenant management and experience in managing building that went through AEI would be advantage
- Proficient in using IT tools for work effectiveness e.g. Word, Excel & PowerPoint;
- Strong interpersonal and administrative skill;
- Have a good working attitude and a team player
